Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Leave gutter checks at height to someone equipped for it
  • Check for spilling water in a downpour
  • Ask for valleys and parapet gutters to be cleared too
  • Note any damp stains below the gutters

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email as soon as it is ready.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so make sure they’re included in any clearing work.

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. Common reasons to book are rotten fascias or stained soffits and dripping or leaking gutter joints, across outlets and hoppers, fascias and soffits and downpipes.

In a small place like Chilbolton, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Honest limits

In fairness, there are limits to any roof survey:

  • What’s behind fascias and inside walls
  • The inside of buried drains
  • The inside of a downpipe along its whole length

Chilbolton questions

Can a landlord with a rental near Andover station book a roof survey?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or use the contact form and let us know about the building.

Will you come out to Chilbolton?

Yes, Chilbolton is on our map. A small place gets exactly the same survey as a big one.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

How do I book a survey in Chilbolton?

The quickest way is to phone 07833 053749 or send us an email. Tell us the address and a little about the roof, and we’ll suggest the right survey. Surveys run on any day of the week.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you need to get into the loft?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Different roofs, different checks

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We check them where they can be seen safely.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.

How the survey works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Chilbolton, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Have keys ready for side gates, garages or roof access doors
  • Dig out any old roof reports or invoices

Getting a price

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.

Checking the roof from ground level

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.

Gutter surveys around Chilbolton

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building such as Wherwell Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Homes near green spaces such as Longstock Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Signs you need a gutter survey in Chilbolton

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather, and in time their joints can drip. On cast iron, joints can rust and open up where the paint has failed.

Common reasons to book include:

  • Gutters full of debris and silt
  • Choked outlets or hopper heads
  • Leaking or loose downpipes
  • Sagging gutters and loose brackets

For an older house near a landmark such as Church of St Mary the Less, its chimney, valleys and lead work are likely to be the parts that need attention first.
