Questions from Crowell Hill

Does a conservation area affect roof work in Crowell Hill?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Crowell Hill?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

What’s the price of a gutter survey?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, ring 07833 053749 or email us.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know when booking.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where applicable.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Gutter survey in Crowell Hill: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. If you are worried about cracked or loose downpipes and joints that drip after rain, a survey will tell you what’s going on, on valley gutters, downpipes and parapet and box gutters alike.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

How the survey works

Every roof is different; as a rough guide, the survey takes about one to two hours at a typical home, and longer for a large or complex roof. If you have questions on the day, just ask. Somewhere like Crowell Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

How to prepare

  • Point out any leaks or damp patches
  • Have keys ready for side gates, garages or roof access doors
  • Buyers: confirm access with the estate agent or seller

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Keep climbers away from the eaves
  • Book gutter clearing once a year, more frequently near trees
  • Look for new stains on ceilings below valleys after rain
  • Check downpipe clips are holding

If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s hidden inside a downpipe
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Gutters out of sight from each safe vantage point

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

Roof types and parts we check

  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Downpipes
  • Eaves gutters
  • Parapet and box gutters

Different roofs, different checks

Box and secret gutters

A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We check them where they can safely be seen.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

Signs you need a gutter survey in Crowell Hill

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.

Problems we come across often include:

  • Choked outlets or hopper heads
  • Soffits marked by water
  • Water backing up from a hidden gutter
  • Downpipes that are split or coming away

For landlords with property near Saunderton station, the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • Their insurance cover
  • Is VAT included in the price?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What experience they bring

What a roof survey includes

What a gutter survey looks like in Crowell Hill

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Adwell House about 3.9 miles west, Crowell Hill sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you live in an older home near Church of the Nativity of the Blessed Virgin Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.
