Gutter survey in Denton, Oxfordshire
An experienced roof surveyor for gutter surveys in Denton. Over 5,000 surveys and 20+ years behind us across London and the South East.
- Water backing up from a hidden gutter
- Gutters that have fallen out of line
- Gutters packed with leaves or moss
How it works
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Denton, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it is safe, we check the loft for signs of water.
- A written report with photos and recommendations follows.
Getting ready for the survey
- Keep pets out of the way during the survey
- Gather any invoices or paperwork from past roof work
- Buyers: confirm access with the estate agent or seller
How to book
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.

Gutter survey in Denton
Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. Typical surveys look at water spilling over the gutter edge and joints that drip after rain, across fascias and soffits, valley gutters and eaves gutters.
Somewhere as small as Denton, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Denton questions
Does a conservation area affect roof work in Denton?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Radley station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details.
Do you survey underground drains?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
How soon will I get the report?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
What happens after the survey?
You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Can the survey be at a weekend?
Yes. We survey on weekdays and at weekends. To find a day that suits, call 07833 053749 or email us.
Before and after the survey
Here are a few things we’d tell any owner:
- Note any damp stains below the gutters
- Look for downpipes coming loose
- Check the loft with care after heavy rain
- Ask for valleys and parapet gutters to be cleared too
After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.
Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
What this survey cannot tell you
Some things cannot be seen without opening up the roof, so a survey has limits:
- What’s hidden inside a downpipe
- Damage hidden inside walls or behind boards
- The inside of buried drains
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

Denton homes and their roofs
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 0.9 miles south-west lies Garsington Manor, a reminder of how long the area around Denton has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If yours is one of the older homes in the streets near Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Radley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Garsington Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What a survey costs
When we price a survey, we consider:
- The number of roofs, including extensions and garages
- How tall the building is and how easy the roof is to see
- Roof area
- The package you choose: Basic, Standard or Premium
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for your survey before you book.
Getting in touch
You don’t need to know any roofing terms. It’s enough to let us know:
- Your timetable, such as an exchange date
- Why you want a survey: buying, a leak, a storm or new work
- Where the property is, with the postcode
- The type of building and roof, like pitched or flat
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.
What happens if roof problems are left?
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. For an older or listed building in a place like Denton, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

What we look for on each type of roof
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
