About our gutter survey in Gunville

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We’re often asked to look into rotten fascias or stained soffits and dripping or leaking gutter joints, across parapet and box gutters, fascias and soffits and eaves gutters.

In a small place like Gunville, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

What happens on the day

After the inspection, everything we found is written up as a written report with photographs, sent to you by email. As for time on site, it typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Gunville can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. You get a photo-illustrated written report and recommendations.

Gunville questions

Is the coastal weather around Gunville hard on roofs?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows.

Does a conservation area affect roof work in Gunville?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

When is the best time for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

What happens after the survey?

The report arrives by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Will the survey check for asbestos?

No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Landlord and commercial surveys in Gunville

Freeholders and residents’ companies use a roof report to plan and budget.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

Why it’s worth a survey now in Gunville

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Where a roof is exposed, as many are in small places like Gunville, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

Local roofs in Gunville

Gunville lies within about 4 miles of the sea, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. With Carisbrooke Castle about 0.8 miles south-east, Gunville sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Carisbrooke College: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as St. Mary's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Homes near green spaces such as Seaclose Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.

How the survey changes by roof type

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets as far as they can be seen safely. Missing lead is something we check for too.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. We look at what’s visible and note what is not.

What a survey costs

A few things affect what a survey costs:

  • Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely
  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
