Gutter survey in Hawkenbury: what you get

Gutters are typically fixed to fascia boards, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey parapet and box gutters, valley gutters and eaves gutters, and the problems we’re asked to look at most are soffits marked by water and joints that drip after rain.

In a village or hamlet like Hawkenbury, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

What happens if roof problems are left?

A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Around Hawkenbury, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Do not leave hidden gutters out of a clear-out
  • Have overhanging branches cut back
  • Check the loft with care after heavy rain
  • Look for green streaks or damp patches on walls

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Get the gutters cleared every year or more often near trees. The best time is typically after the leaves have dropped. Clean gutters can do their job.

Common questions in Hawkenbury

Do you survey roofs for landlords with property near Staplehurst station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is my home in Hawkenbury listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you go up on the roof?

Only if it’s safe. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. To find a day that suits, call 07833 053749 or send us an email.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Is Hawkenbury in your area?

Yes. We cover Hawkenbury and the rest of Kent, as part of our work across London and South East England. For a price, call 07833 053749 or drop us an email.

How long will you be on site?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take an hour or two at a house, depending on how many gutter runs and downpipes there are. In a small place like Hawkenbury, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • If you’re buying, check with the agent that we can get in
  • Leave a clear route to the loft

Advice

Different roofs, different checks

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Surveys for landlords and agents in Hawkenbury

Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

Roofs, chimneys and gutters in Hawkenbury

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Around Hawkenbury, as everywhere, small roof faults are simplest to sort before they let water in. Landlords with a home close to Staplehurst station may find that a dated record of the roof is useful when planning maintenance across a let.
