Gutter surveys in Hazeley: local notes
Historic houses like Stratfield Saye House, about 3.1 miles north-west, show how far back building in the area around Hazeley goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
The streets around a church such as Mattingley Church are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
Hazeley is about 4 miles west of Yateley, in Hampshire. We cover Hazeley and the rest of Hampshire, as part of our work across London and South East England. Our area takes in places right across Hampshire. You can also see our page for Reading.
Surveys in RG27 work the same way as everywhere else we cover. You’ll find streets such as Plough Lane and Red Hill, and we cover them all. If you are just outside Hazeley, we cover Hound Green (1 mile west), Bramshill (1 mile north), Mattingley (1 mile south-west), Heckfield (1 mile north-west) and Heckfield Heath (2 miles north-west). We also work in nearby towns such as Basingstoke (9 miles south-west), Farnborough (8 miles east), Fleet (6 miles south-east), Aldershot (9 miles south-east), Alton (12 miles south) and Yateley (4 miles east).

How a gutter survey works in Hazeley
A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. If you are worried about leaking or loose downpipes and water backing up from a hidden gutter, a survey will tell you what’s going on.
Some older homes in villages like Hazeley are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
After the visit, you get a written report with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

Why it is worth a survey now in Hazeley
Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Outbuildings and barns around Hazeley are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Look for new stains on ceilings below valleys after rain
- Check that downpipes are firmly fixed to the wall
- Don’t climb a ladder to look in the gutters
- Ask for valleys and parapet gutters to be cleared too
If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
Hazeley questions
Will you come out to Hazeley?
Yes, Hazeley is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Does a conservation area affect roof work in Hazeley?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
When is the best time for a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.
Do you climb onto every roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
Is a CCTV drain survey included?
No. We check above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Landlords, agents and block managers in Hazeley
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when you book and we will plan the visit with that in mind.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- The inside of buried drains
- Blockages deep inside downpipes
- Gutters out of sight from every safe viewpoint
If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.
What we look at
- Valley gutters
- Downpipes
- Fascias and soffits
- Outlets and hoppers
- Parapet and box gutters
- Eaves gutters
Common roof problems in Hazeley
Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead linings can also be stolen.
Signs worth acting on include:
- Gutters full of debris and silt
- Water backing up from a hidden gutter
- Cracked or loose downpipes
- Fascia boards damaged by overflowing water
Landlords with a home close to Winchfield station may find that a dated record of the roof is useful when planning maintenance across a let.
Before you book anyone

- Whether any drone flown is registered with the CAA
- What exactly goes into their report
- Are they insured for the work?
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely. Most surveys take about one to two hours at a typical home, and longer for a large or complex roof. Cottages and farmhouses around Hazeley frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Point out any leaks or damp patches
- Leave a clear route to the loft
- Have any questions written down, so nothing gets missed
