Horspath Gutter Survey
A survey of gutters, valleys, outlets and downpipes for Horspath and the rest of Oxfordshire. We survey seven days a week.
- Dripping or leaking gutter joints
- Leaking or loose downpipes
- Water backing up from a hidden gutter
How a gutter survey works in Horspath
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. If you’ve noticed cracked or loose downpipes and valley or box gutters that overflow inside, we can find out what’s behind it.
In a small place like Horspath, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens on the day
We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Horspath, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The loft space is checked for staining, where it can be reached safely.
- A photo-illustrated written report and recommendations follows.
Before the survey
- Gather any invoices or paperwork from past roof work
- If it is not your property yet, arrange access through the agent
- Let us know about any leaks, stains or damp patches you know of

Advice
When to book a survey in Horspath
Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.
Problems we come across often include:
- Choked outlets or hopper heads
- Gutters overflowing in heavy rain
- Fascia boards damaged by overflowing water
- Sagging gutters and loose brackets
If you look after a building such as Horspath Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Questions to ask before booking
- Which limits apply to the survey
- Whether the price includes VAT
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- How long they’ve been surveying roofs
Gutter surveys around Horspath
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Horspath has a long history of building, with Garsington Manor about 1.9 miles south. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Oxford station may find that the gap between tenancies is a good time to have the roof looked at. Shop and office owners around Templars Square may find that a dated report on the roof is useful for planning and for any lease discussions.

Different roofs, different checks
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run so outlets get close attention.
Fascias and soffits
Overflowing water stains soffits and rots timber. We check them along with the gutters.
DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What a survey costs
Several things affect the price of a survey:
- The type of building, from a house to a block or an office
- Whether thermal imaging or a drone is needed
- The roof’s overall size
- The number of roofs, including extensions and garages
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Useful tips for Horspath property owners
Over many surveys, some simple habits stand out as worth the effort:
- Do not climb a ladder to look in the gutters
- Don’t leave hidden gutters out of a clear-out
- Get the gutters cleaned out every year
- Watch ceilings under valley gutters for fresh marks
For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
