Gutter survey in Nash, Milton Keynes
A survey of gutters, valleys, outlets and downpipes in Nash. More than 5,000 surveys completed across London and South East England.
- Dripping or leaking gutter joints
- Fascia boards damaged by overflowing water
- Leaves and moss blocking gutters
Signs you need a gutter survey in Nash
Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
Typical things we are asked to look at include:
- Rotten fascias or stained soffits
- Choked outlets or hopper heads
- Cracked or loose downpipes
- Leaks at the gutter joints
Landlords with a home close to Milton Keynes Central station may find that the gap between tenancies is a good time to have the roof looked at.

How a gutter survey works in Nash
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. We survey downpipes, eaves gutters and parapet and box gutters, and the problems we are asked to look at most are sagging gutters and loose brackets and leaks at the gutter joints.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Where we can’t see part of the gutter, the report says so. That way, it is clear what was covered and what wasn’t.

What we do, step by step
Once we have finished looking, we write up our findings in a report with photographs. On timing, most surveys take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Nash, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- First, you let us know what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- We look in the roof space, where there is safe access, for signs of water getting in.
- You get a report with photographs and recommendations.
Preparing for the visit
- Keep pets in another room
- Check we can get to the back of the property
- Note where any stains or damp appear

How we price gutter surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Which survey package you book
- Any need for thermal images or a drone flight
- Height and safe access
- The type of building, from a house to a block or an office
Every price we give includes VAT. Gutter survey starts from £150, including VAT. You’ll know the price for your roof before you book.
What we need to know
To price your survey accurately, we’ll ask about:
- Your postcode, so we can check access and travel
- The kind of building and roof involved
- Pictures of the roof from a safe spot, if you have them
- Where any leaks, stains or damp patches show inside
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or email us with the address and the days you’d prefer.
Practical tips
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Have gutters cleared at least once a year
- Look for new stains on ceilings below valleys after rain
- Look out for overflows when it pours
- Ask for valleys and parapet gutters to be cleared too
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.
FAQs for Nash
How do I find out if my home in Nash is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you cover smaller places like Nash?
Yes. Nash is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Will you walk on the roof?
Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
Does the season matter for a gutter survey?
You can book at any time of year. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.
What insurance do you have?
We hold professional indemnity and public liability insurance.
Could my damp wall be caused by the gutters?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.
What does a gutter survey cost?
Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or email us.
What a gutter survey looks like in Nash
Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For an older house near a landmark such as Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

How the survey changes by roof type
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.
Honest limits
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- Gutters out of sight from every safe vantage point
- The inside of buried drains
- What’s hidden inside a downpipe
