Gutter surveys for Perham Down homes and businesses

Landlord and commercial surveys in Perham Down

Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.

Gutter surveys for homes and businesses in Perham Down

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey eaves gutters, fascias and soffits and parapet and box gutters, and the problems we are asked to look at most are leaks at the gutter joints and sagging gutters and loose brackets.

In a small place like Perham Down, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

What this survey cannot tell you

Before booking, it is worth knowing what a survey will not do:

  • The inside of buried drains
  • Gutters out of sight from every safe viewpoint
  • Rot or damp concealed behind fascias or inside walls

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. What our survey covers.

Roof types and parts we check

  • Outlets and hoppers
  • Parapet and box gutters
  • Downpipes
  • Fascias and soffits
  • Valley gutters
  • Eaves gutters

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Perham Down can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • Have any paperwork from past roof work to hand
  • For flats, make sure roof access has been agreed

Useful tips for Perham Down property owners

There is plenty you can do without going near the roof. Here’s what helps most:

  • Look for green streaks or damp patches on walls
  • Look for downpipes coming loose
  • Leave gutter checks at height to someone equipped for it
  • Do not leave hidden gutters out of a clear-out

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

Common questions in Perham Down

Can a landlord with a rental near Grateley station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

Is my home in Perham Down listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

What’s in the report?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.

What affects the price in Perham Down

Not every roof costs the same to survey, and it comes down to:

  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own
  • Whether it is a home or a commercial building

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.

What to let us know when you contact us

These details help when you get in touch:

  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors
  • Why you want a survey: buying, a leak, a storm or new work
  • Your timetable, such as an exchange date

Not sure which survey you need? It is easiest to ring 07833 053749 or email us and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

What we look for on each type of roof

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. We check it where it’s safe to see.

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We inspect them as far as it’s safe to see them.

Gutter surveys around Perham Down

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Grateley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like The Wellington Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
