Your questions about gutter surveys in Finkley Down

Does a conservation area affect roof work in Finkley Down?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Finkley Down?

Yes. Finkley Down is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you check valley and parapet gutters?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

How much time does the visit need?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

About our gutter survey in Finkley Down

Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We look at them as far as they can safely be seen, from the ground, from windows, from the roof space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. Typical surveys look at joints that drip after rain and soffits marked by water, across fascias and soffits, valley gutters and outlets and hoppers.

Some older homes in villages like Finkley Down are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

Checking the roof from ground level

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Surveys for landlords and agents in Finkley Down

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

Different roofs, different checks

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time but corrode once the paint wears off.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Common roof problems in Finkley Down

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.

It is worth booking a survey if you’ve seen:

  • Fascia boards damaged by overflowing water
  • Hoppers and outlets full of debris
  • Water spilling over the gutter edge
  • Sagging gutters and loose brackets

If you let a flat or house near Andover station, the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • What they won’t be able to tell you
  • Their drone registration, if they fly one
  • Whether the inside of the roof is included
  • Their report turnaround times

What’s in a roof survey

What happens if roof problems are left?

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Older cottages and farmhouses around Finkley Down can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What happens on the day

Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, it normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Finkley Down often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Roofs, chimneys and gutters in Finkley Down

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you look after a building such as Vigo Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
