Gutter survey in Pilley

Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We survey valley gutters, outlets and hoppers and parapet and box gutters, and the problems we are asked to look at most are hoppers and outlets full of debris and leaves and moss blocking gutters.

In a village or hamlet like Pilley, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

What you get is a clear record of the gutter on the day we saw it. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

What affects the cost of gutter surveys

Prices always include VAT. The things that change the price are:

  • Height and safe access
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • How big the roof is

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for the job before booking.

Helping us price your survey

We’ll normally ask about:

  • Access details, like a loft hatch or a shared roof
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
  • Your postcode, so we can check access and travel

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or drop us an email to find out.

How it works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Pilley, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Note where any stains or damp appear
  • If it is not your property yet, arrange access through the agent
  • Have any paperwork from past roof work to hand

When to book a survey in Pilley

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.

Things that often lead to a survey include:

  • Valley or box gutters that overflow inside
  • Leaks at the gutter joints
  • Soffits marked by water
  • Leaking or loose downpipes

For landlords with property near Lymington Town station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What a good roof survey covers

Local roofs in Pilley

Pilley lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Beaulieu Palace House, about 4.4 miles north-east, is one of the historic houses in the wider area around Pilley. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you look after a building such as William Gilpin Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church like Saint Nicholas Chapel are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What happens if roof problems are left?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Around Pilley, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Your questions about gutter surveys in Pilley

Is my home in Pilley listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

I let a flat near Lymington Town station. Can you check the roof?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you check valley and parapet gutters?

Yes, as far as they can be seen safely. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.

Do you survey at weekends?

Yes. Surveys are carried out seven days a week. To find a day that suits, phone 07833 053749 or email us.

What do I do with the report?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you take photos of the roof?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Do you look in the roof space?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
