Gutter survey in Pilley Bailey
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. If you are worried about fascia boards damaged by overflowing water and leaks at the gutter joints, we can find out what’s behind it, on fascias and soffits, eaves gutters and valley gutters alike.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
We keep jargon out of it: if work is needed, the report says so clearly.

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Gutter surveys around Pilley Bailey
Pilley Bailey lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.
With Beaulieu Palace House about 4 miles north-east, the area around Pilley Bailey has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. If you live in an older home near Saint Nicholas Chapel, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Different roofs, different checks
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. We record each one we can see.
Rented homes, blocks and businesses
We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the gutter, with photographs.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
Common questions in Pilley Bailey
Is Pilley Bailey within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Does being near the coast affect roofs in Pilley Bailey?
Often, yes. Within about 2 miles of the sea, as Pilley Bailey is, metal fixings wear faster and gales find any loose ridge or slate.
Will you check if gutters are causing damp inside?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so the report covers what can be seen.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.
When does the report arrive?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us when booking.
Will you go up on the roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
Can you tell me if my old gutters contain asbestos?
No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
Do you need a gutter survey in Pilley Bailey?
Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.
Typical things we are asked to look at include:
- Brackets that have dropped or snapped
- Leaves and moss blocking gutters
- Cracked or loose downpipes
- Water spilling over the gutter edge
If you own a rental within reach of Lymington Town station, a dated record of the roof is useful when planning maintenance across a let.
Choosing a roof surveyor
- Whether VAT is added on top
- What follow-up you get after the report
- What’s outside the scope of the survey
- How long they’ve been surveying roofs
Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Book gutter clearing once a year, more frequently near trees
- Check from ground level or a window, not a ladder
- Watch ceilings under valley gutters for fresh marks
- Include valley, parapet and box gutters when clearing
Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.
Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.
The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for a house, and about three to four hours for a commercial roof. Somewhere as small as Pilley Bailey, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before we arrive
- Make a note of anything you’d like us to look at
- For flats, check roof access has been agreed
- Find any records of previous roof work
