Gutter surveys for homes and businesses in Sandy Down

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. If you are worried about blocked outlets and hoppers and leaking or loose downpipes, we can find out what’s behind it.

Older buildings in small places like Sandy Down may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Sandy Down, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work

Advice

Common questions in Sandy Down

Is my home in Sandy Down listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is the coastal weather around Sandy Down hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Will you photograph what you find?

Yes. The report includes photographs of what we found.

What’s the best way to book?

The quickest way is to ring 07833 053749 or email us. Give us the address and a few details about the roof. Surveys run on weekdays, Saturdays and Sundays.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Why get it checked now?

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the roof space and the rooms below usually during the worst downpours. It is worth having these gutters looked at before the wetter months. Around Sandy Down, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Checking the roof from ground level

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Useful tips for Sandy Down property owners

There’s plenty you can do without going near the roof. What helps most:

  • Look out for overflows when it pours
  • Check downpipe clips are holding
  • Don’t leave hidden gutters out of a clear-out
  • Leave gutter checks at height to someone equipped for it

For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so check they’re included in any clearing work.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Hidden sections we cannot view safely
  • Pipes below ground level
  • The inside of a downpipe along its whole length

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. The full list of what we check.

Local roofs in Sandy Down

Sandy Down is within about 3 miles of the coast, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Landlords with a home close to Brockenhurst station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to Church of St John: its roof may have old fixings, lead flashings and chimneys that need a closer look.
