Somerley Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Somerley, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.
- Sagging gutters and loose brackets
- Downpipes that are split or coming away
- Dripping or leaking gutter joints
Roof by roof
Fascias and soffits
Some older soffits may contain asbestos. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. We check what’s visible and note what isn’t.
About our gutter survey in Somerley
A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. Typical surveys look at leaking or loose downpipes and water backing up from a hidden gutter, on parapet and box gutters, valley gutters and downpipes.
In a small place like Somerley, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
What you get is a clear record of the gutter on the day we saw it. It’s useful straight away, and a good reference for later.

Can I check my roof myself?
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
What a gutter survey does not cover
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Parts of gutters that can’t be seen safely
- The inside of a downpipe along its whole length
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.
What this survey covers
- Eaves gutters
- Outlets and hoppers
- Valley gutters
- Fascias and soffits
- Downpipes
- Parapet and box gutters
What a survey costs
Prices always include VAT. What changes the price is:
- If the survey needs thermal imaging or a drone
- Building height and the viewpoints available
- Whether it is a home or a commercial building
- Extensions, dormers and garages with roofs of their own
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
Getting in touch
The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:
- Where water is showing inside, if it is
- What’s prompted the survey
- Access details, such as a loft hatch or a shared roof
- Where the property is, with the postcode
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or drop us an email to find out.
Roofs, chimneys and gutters in Somerley
Somerley is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you own a rental within reach of Fishbourne station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Birdham CE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as St James' Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

The survey, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Somerley, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- We ask about overflows, damp or leaks you’ve noticed.
- The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
How to prepare
- If it is not your property yet, arrange access through the agent

Somerley questions
Is my home in Somerley listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Fishbourne station?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Will I get photos?
Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.
Do you survey at weekends?
Yes. We survey on weekdays and at weekends. Just call 07833 053749 or send us an email to arrange a day.
Can a gutter survey explain damp on my walls?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so we report on what’s visible.
Do you work in Somerley?
Yes. Somerley is part of the area we cover, and the service is the same as everywhere else we work.
What insurance do you have?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
