Gutter survey in Stick Hill: what you get
Eaves gutters at the front of a building are easy to spot, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can safely be seen using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey outlets and hoppers, parapet and box gutters and fascias and soffits, and common reasons people get in touch are leaking or loose downpipes and leaves and moss blocking gutters.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Why get it checked now?
A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building normally during the worst downpours. It is worth having these gutters looked at before the wetter months. In a place like Stick Hill, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Checking the roof from the ground
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Stick Hill questions
Can a landlord with a rental near Hever station book a roof survey?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.
Do you cover smaller places like Stick Hill?
Yes. Stick Hill is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
What’s the best way to book?
Simply ring 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Will you photograph what you find?
Yes. Photographs are part of every report, so you can see exactly what each finding refers to.
Will you go up on the roof?
Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.
What a gutter survey doesn’t cover
Before you book, it’s worth knowing what a survey will not do:
- The inside of buried drains
- Rot or damp concealed behind fascias or inside walls
- The inside of a downpipe along its whole length
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

- Downpipes
What we look for on each type of roof
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
Cast iron gutters
Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.
Do you need a gutter survey in Stick Hill?
Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead is also a target for theft.
Common reasons to book include:
- Dripping or leaking gutter joints
- Gutters full of debris and silt
- Hoppers and outlets full of debris
- Fascia boards damaged by overflowing water
For landlords with property near Hever station, the gap between tenancies is a good time to have the roof looked at.
What to check before booking
- How long the report takes to arrive
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether the loft is part of the inspection
- Whether VAT is added on top

What a gutter survey looks like in Stick Hill
About 1.5 miles north-east lies Hever Castle, a reminder of how long the area around Stick Hill has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
For an older house near a landmark such as Church of the Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What we do, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. Around Stick Hill, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We check hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before we arrive
- Find any records of previous roof work
- Check the loft hatch can be reached
- Point out any leaks or damp patches
