Tickleback Row: your questions answered
Is Tickleback Row within the area you cover?
Yes. Tickleback Row is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
I let a flat near Bracknell station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or send us an email and let us know about the building.
Is this a RICS survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Is a CCTV drain survey included?
No, we do not carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
How many surveys have you done?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs.
What do I do with the report?
You will get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Will you walk on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.
Gutter survey in Tickleback Row
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. Common reasons to book are cracked or loose downpipes and joints that drip after rain, on valley gutters, parapet and box gutters and fascias and soffits.
Somewhere as small as Tickleback Row, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Common roof problems in Tickleback Row
Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before more damage is done.
Things that often lead to a survey include:
- Leaks at the gutter joints
- Choked outlets or hopper heads
- Fascia boards damaged by overflowing water
- Leaves and moss blocking gutters
Take an older house close to Church of St Michael and All Angels: old fixings, lead flashings and tall chimneys are typical of older roofs.

How the survey changes by roof type
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged for a specialist asbestos surveyor to check.
Roofs, chimneys and gutters in Tickleback Row
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as St Leonard's Hill, about 4.7 miles east, show how far back building in the area around Tickleback Row goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.
For businesses in and around places such as The Lexicon, a roof report helps plan work around trading rather than after a leak. For site and facilities teams at buildings such as Garth Hill College, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Pipes below ground level
- Gutters out of sight from each safe vantage point
- Blockages deep inside downpipes

What we check
- Eaves gutters
- Fascias and soffits
- Valley gutters
- Downpipes
- Outlets and hoppers
- Parapet and box gutters
What happens on the day
We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Tickleback Row, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before we arrive
- Check pets are kept safely away
- Tell us where we can park nearby
- Unlock side gates and any roof access doors

Advice
Can I check my roof myself?
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
