Gutter Survey in Washington
An experienced roof surveyor for gutter surveys in Washington. More than 20 years and over 5,000 surveys.
- Choked outlets or hopper heads
- Valley or box gutters that overflow inside
- Fascia boards damaged by overflowing water
Practical tips
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Look for downpipes coming loose
- Get the gutters cleaned out every year
- Watch the gutters during heavy rain
- Get trees that overhang the gutters trimmed
Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.
Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. The best time is normally after the leaves have dropped. Clean gutters can do their job.
Gutter survey in Washington
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We are frequently asked to look into gutters overflowing in heavy rain and gutters packed with leaves or moss, across valley gutters, outlets and hoppers and downpipes.
Somewhere as small as Washington, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we can’t see
A survey is a careful look at the gutter, but it cannot do everything. The main limits are:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Parts of gutters that can’t be seen safely
- What’s hidden inside a downpipe
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.
Roofs we survey in Washington
- Eaves gutters
- Valley gutters
- Fascias and soffits
- Outlets and hoppers
- Parapet and box gutters
- Downpipes
What happens on the day
Safety comes first on every visit. We inspect what can safely be seen, and anything we cannot see is noted in the report. The survey usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Washington, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We check hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Keep pets out of the way during the survey
- If it is not your property yet, arrange access through the agent
How to book
To arrange a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. We will confirm the price before booking.

Local roofs in Washington
Historic houses such as Parham House, about 3.9 miles west, show how far back building in the area around Washington goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live in an older home near The Parish Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as St Mary's CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Why it’s worth a survey now in Washington
Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. In a small place like Washington, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What affects the cost of gutter surveys
When we price a survey, we consider:
- Any need for thermal images or a drone flight
- House, block, shop or office
- How many separate roofs there are, like extensions, dormers and garages
- The package you choose: Basic, Standard or Premium
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
Getting in touch
The more you let us know, the easier it is to price the survey. When you contact us, let us know:
- The address and postcode of the property
- Photos of the roof, taken safely from ground level or a window
- Anything about access we should know
- The reason for the survey, such as buying, a leak or storm damage
Not sure which survey you need? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
Washington questions
Is Washington in the area you cover?
We do. The survey and report are the same in Washington as anywhere else.
Does a conservation area affect roof work in Washington?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is a Saturday or Sunday visit possible?
Yes. Surveys are carried out on any day of the week. Just ring 07833 053749 or email us to arrange a day.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you inspect my roof with a drone?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
How many surveys have you done?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Fascias and soffits
Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.
