Gutter survey in Whitchurch Hill: what you get

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. We survey eaves gutters, valley gutters and outlets and hoppers, and the problems we’re asked to look at most are water spilling over the gutter edge and gutters packed with leaves or moss.

Older buildings in small places like Whitchurch Hill may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common questions in Whitchurch Hill

Is Whitchurch Hill within the area you cover?

Yes, Whitchurch Hill is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Whitchurch Hill is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Are you insured?

Our cover is professional indemnity plus public liability.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you get in touch and we will explain what’s needed.

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it’s safe, and by drone where it is applicable.

What’s the price of a gutter survey?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, ring 07833 053749 or drop us an email.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

How it works

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Whitchurch Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Advice

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • What’s behind fascias and inside walls
  • Confirming asbestos in older rainwater goods
  • Pipes below ground level

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and does not.

  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Whitchurch Hill homes and their roofs

Basildon Park, about 2 miles west, is one of the historic houses in the wider area around Whitchurch Hill. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Landlords with a home close to Pangbourne station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church like St John the Baptist are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building like The Oratory Preparatory School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Why get it checked now?

Clearing gutters removes the debris, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Where a roof is exposed, as many are in small places like Whitchurch Hill, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Keep climbers away from the eaves
  • Include valley, parapet and box gutters when clearing
  • Leave gutter checks at height to someone equipped for it
  • Have gutters cleared at least once a year

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.

Get the gutters cleared every year, and more frequently if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

What we look for on each type of roof

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged for a specialist asbestos surveyor to check.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
