Landlord roof survey in Binsted, Hampshire
Independent landlord roof surveys in Binsted. More than 5,000 surveys completed across London and South East England.
- Slipped or missing slates and tiles
- Gutters overflowing onto walls
- Failed flashings at walls and chimneys
Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Ask your managing agent about lease terms
- Make leak reporting easy for tenants
- Keep roof outlets and gutters clear
- Deal with urgent items first
Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition to help those discussions.
Keep gutters and outlets clear, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
How a landlord roof survey works in Binsted
Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It does not give repair costs but contractors can price from it. Anything urgent is made clear, so you can deal with it first and budget for the rest. If you’ve noticed ceiling stains reported by tenants and worn ridges, hips and verges, we can find out what’s behind it.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What a landlord roof survey looks like in Binsted
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you own a rental within reach of Bentley (Hampshire) station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark like Church of the Holy Cross, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Binsted Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What affects the price in Binsted
Prices always include VAT. What changes the price is:
- How big the roof is
- Commercial roofs and larger buildings
- How many separate roofs there are, like extensions, dormers and garages
- Which survey package you book
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You will know the price for your survey before booking.
Booking your survey
There’s no need for technical words. Just tell us:
- When you need the report by
- Photos of the roof, taken safely from the ground or a window
- How the loft is reached, if there is one
- Where water is showing inside, if it is
If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.
Why act early in Binsted
A dated condition report is useful for the building’s records. Surveying again later shows what has changed, which suits a rolling maintenance plan. Around Binsted, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
Why book with us
- Plain-English reports with photos
- An independent view of the roof

Binsted: your questions answered
Is Binsted within the area you cover?
We do. A small place gets exactly the same survey as a big one.
How do I find out if my home in Binsted is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Will you inspect a roof that several owners share?
Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.
Will you say whether the freeholder or leaseholders should pay?
No, we don’t advise on leases, so ask your managing agent or a solicitor. We report on the roof’s condition and what needs attention.
What does a block roof survey cost?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Larger buildings are priced to suit. Just phone 07833 053749 or email us for a price.
Will the survey cover the whole building?
No, it focuses on the roof. It is not a RICS Level 2 or 3 survey and doesn’t replace a structural engineer’s report.
How long will you be on site?
It typically takes between one and two hours for most houses, and about three to four hours for a commercial roof. We will give you an idea when booking.
Roof by roof
Gutters and downpipes
Water from failed gutters frequently shows as damp inside. Any problems are photographed.
Shared chimney stacks
Chimney stacks are frequently shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.
What we do, step by step
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey usually takes about one to two hours for a house, and longer for a block or a building with several roofs. Older roofs in small places like Binsted can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We agree which roofs and which parts of the building are included.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where it’s safe.
- Every defect we find is photographed and given a priority where relevant.
- The report sets out condition and recommendations to help you plan.
Before we arrive
