Is my home in Clanfield listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you inspect a roof that several owners share?

About our landlord roof survey in Clanfield

Getting into every part of a building takes planning. The loft space and certain flats may need to be opened up for us and residents will need to be told ahead of time. You or your agent arrange access and we will say what we need when booking. Where we can’t get into part of the building, the report says so. We’re frequently asked to look into leaks into upper flats and ponding or splits on flat roofs, on rented houses, gutters and downpipes and flat roofs on blocks.

Some older homes in villages like Clanfield are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes between one and two hours for a single let house, with blocks of flats taking longer. In a small place like Clanfield, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

How to prepare

  • Tell us about parking before the day
  • If the roof is shared, arrange access with whoever manages the building
  • Show us where any leaks or stains appear

How to book

Most bookings start with a short call: phone 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.

Different roofs, different checks

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay often fail before good slates or tiles. The report records it.

Party-wall upstands and parapets

Parapet walls often hide gutters behind them. They’re checked where safe access allows.

What a landlord roof survey looks like in Clanfield

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take a building like Clanfield Junior School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as Church of St James are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Common roof problems in Clanfield

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

A survey can pick up problems like:

  • Damaged pots and flaunching
  • Missing or loose roof coverings
  • Flashings that have come away
  • Gutters overflowing onto walls

If you let a flat or house near Rowlands Castle station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • What the survey won’t cover
  • Their report turnaround times
  • Which parts of the roof they’ll actually see
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Don’t wait for a leak to survey the roof
  • Give tenants a simple way to report leaks
  • Have gutters and outlets cleared every year
  • Arrange flat access in advance

Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Prices for landlord roof surveys in Clanfield

When we price a survey, we consider:

  • Features like valleys, chimneys, dormers and parapets
  • The height of the building and how the roof can safely be seen
  • How many separate roofs there are, like extensions, dormers and garages
  • House, block, shop or office

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to tell us when you get in touch

To price your survey accurately, we’ll ask about:

  • Any deadline, like an exchange date
  • What kind of property and roof it is
  • The property’s address and postcode
  • Anything about access we should know

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
