FAQs for Clanfield
Does a conservation area affect roof work in Clanfield?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you cover Clanfield?
Yes. We cover the whole of London and South East England, and Clanfield is part of that. Just ring 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.
What will the report tell me?
A written report with photographs, covering the condition of the roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
What happens next?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Will the survey show heat loss through my roof?
The camera can point to heat loss and gaps in insulation. We do not give energy ratings or heat loss calculations, but the images show where improvements may help.
How a thermal roof survey works in Clanfield
Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey commercial roofs, ceilings below the roof and insulated roof spaces, and the problems we are asked to look at most are stains that keep coming back and wet areas near outlets and upstands.
Somewhere as small as Clanfield, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are checked before the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Surveys for landlords and agents in Clanfield
We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the roof, with photos.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
What you can safely check yourself
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What we do, step by step
After the inspection, everything we found is written up in a report with photographs. As for time on site, it typically takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Clanfield can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You let us know about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
Before the survey
- Tell us about parking before the day
- Point out any leaks or damp patches
- Have any paperwork from past roof work to hand
How to book
Our price is from £400, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or use the contact form to find out.

When to book a survey in Clanfield
Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are often invisible from outside. A thermal camera adds another way of finding them.
Here are some of the things we see often:
- Possible trapped moisture under a flat roof covering
- Damp around roof outlets and upstands
- Cold areas below the roof
- Damp patches with no obvious cause
For an older house near a landmark such as Church of St James, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
Questions to ask before you book
- What the survey will not cover
- Their track record with similar roofs
- Whether they hold professional indemnity and public liability insurance
- Is VAT included in the price?
Roof by roof
Felt and asphalt flat roofs
Built-up felt and asphalt roofs can hide trapped water for a long time. Thermal imaging helps suggest where it is, when the conditions allow.
Single-ply and EPDM roofs
On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.
Airspace, weather and Clanfield roofs
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
If you look after a building such as Clanfield Junior School, a view from above covers a wide roof far faster than walking it.

What happens if roof problems are left?
If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. Older and listed buildings around Clanfield may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
