How a landlord roof survey works in Clare Market

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it is safe to see them, along with the loft space where there is safe access. If you’ve noticed cracked or leaning shared chimneys and splits and blisters in flat roof coverings, we can find out what’s behind it, on blocks of flats, rented houses and flat roofs on blocks alike.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Clare Market as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

What we cannot see

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • A full building survey of every part of the property
  • Structural calculations or an engineer’s report
  • Confirming asbestos in older roof materials

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What our survey covers.

Roof types and parts we check

  • Blocks of flats
  • Rented houses
  • Shared roofs
  • Converted houses
  • Flat roofs on blocks
  • Gutters and downpipes

Common questions in Clare Market

Is parking a problem for a survey in Clare Market?

Usually it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Is my home in Clare Market listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

What access do you need for a block roof survey?

Sometimes, yes. If the roof space or a flat roof is reached through a flat, we need access to it so please give residents notice.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you work in Clare Market?

Yes, we do. Clare Market is part of the area we cover.

Landlord roof surveys around Clare Market

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 0.4 miles east lies Dr Johnson's House, a reminder of how long the area around Clare Market has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near London Charing Cross station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as Enon Chapel, old fixings, lead flashings and tall chimneys are typical of older roofs. For businesses in and around places like Gabriel's Wharf, a roof report helps plan work around trading rather than after a leak.

How the survey changes by roof type

Shared chimney stacks

Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. Ponding, splits and blistering are recorded as far as safe access allows.

What happens on the day

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or send us an email.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Checking the roof from ground level

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
