Landlord roof surveys in Clay Hill

Local roofs in Clay Hill

Forty Hall, about 0.7 miles east, is one of the historic houses in the wider area around Clay Hill. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own one of the older houses in the streets near Church of St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For businesses in and around places such as Edmonton Green Shopping Centre, a roof report helps plan work around trading rather than after a leak.

Clay Hill is about 1 mile north of Enfield, in Greater London. In Clay Hill, as across Greater London, every roof gets the same careful survey. Clay Hill is one of the towns and villages in Greater London where we work. For surveys nearby, see our London page.

Landlord roof survey in Clay Hill: what you get

With a shared roof, it is not always clear what’s wrong or where. We check the roof from every safe vantage point including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. We can only inspect the parts of a shared roof we’re allowed to reach. We survey blocks of flats, flat roofs on blocks and rented houses, and common reasons people get in touch are leaking joints at party walls and failed flashings at walls and chimneys.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily, and standing water follows. They’re checked during the survey.

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected where it is safe to see them.

When you need someone else

It helps to know what a survey will not do before booking:

  • A full structural assessment of the building
  • Areas behind locked flats or blocked hatches
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. What our survey covers.

What this survey covers

  • Gutters and downpipes
  • Shared roofs
  • Flat roofs on blocks
  • Converted houses
  • Blocks of flats
  • Rented houses

Tips from our surveys

From years of surveys, a few habits stand out:

  • Give tenants a simple way to report leaks
  • File each roof report for future reference
  • Book gutter clearing at least once a year
  • Put urgent roof work at the top of the list

The report can feed straight into a maintenance plan. You can start with the urgent items and plan the rest over time.

Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The height of the building and how the roof can safely be seen
  • Roof area
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium

All our prices include VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.

Getting in touch

A little information up front helps. It’s useful to include:

  • Access details, like a loft hatch or a shared roof
  • Why you want a survey: buying, a leak, a storm or new work
  • Any photos you have, taken from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or use the contact form.

What happens on the day

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Clay Hill runs like any other.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Getting ready for the survey

  • Keep pets inside or away from the areas we’re looking at
  • Make sure we can get to the back of the property
  • Let us know about parking near the property

Common roof problems in Clay Hill

Older buildings across London and South East England have roofs that are decades old. Fixings, flashings and underlay can fail before the slates or tiles themselves, and a survey helps show where that is happening.

Signs worth acting on include:

  • Ponding or splits on flat roofs
  • Gaps where tiles or slates have slipped
  • Damaged party-wall upstands or parapets
  • Blocked gutters over flats

Living close to Enfield Town Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

What to check before booking

  • Which parts of the roof they’ll actually see
  • Whether VAT is added on top
  • Are they insured for the work?
  • Whether any drone flown is registered with the CAA

Common questions in Clay Hill

Is parking a problem for a survey in Clay Hill?

It can be, so it’s useful to tell us about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.

Can a landlord with a rental near Gordon Hill station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Do you cover Clay Hill for landlord roof surveys?

Yes. We survey roofs across London and South East England, and that includes Clay Hill.

How do I arrange a landlord roof survey in Clay Hill?

To arrange a survey, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.
