How a landlord roof survey works in Crews Hill

Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early, and plan work rather than react to it. The findings come in a written report with photos that you can keep with the building’s records. Many landlords and agents repeat it every few years to keep maintenance plans current. If you’ve noticed loose ridge or hip tiles and parapets and upstands in poor repair, we can find out what’s behind it, on gutters and downpipes, flat roofs on blocks and blocks of flats alike.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Crews Hill has one, it needs checking from somewhere that can actually see it.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How it works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. The survey normally takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. For a visit in Crews Hill, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it is safe, the roof itself.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Getting ready for the survey

  • Make sure the loft hatch can be reached
  • Keep pets inside or away from the areas we’re looking at
  • If it is not your property yet, arrange access through the agent

What a landlord roof survey doesn’t cover

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Roof areas we weren’t given access to
  • Who pays under the lease (that is a legal question)
  • Walls, floors and services beyond the roof

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Shared roofs
  • Rented houses
  • Blocks of flats
  • Gutters and downpipes
  • Converted houses
  • Flat roofs on blocks

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Book gutter clearing at least once a year
  • File each roof report for future reference
  • Put urgent roof work at the top of the list
  • Tell tenants when we’re coming

Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition to help those discussions.

Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Your questions about landlord roof surveys in Crews Hill

Do you survey roofs for landlords with property near Crews Hill station?

Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

Is parking a problem for a survey in Crews Hill?

Normally it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, so we’d move the date with you.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Different roofs, different checks

Shared chimney stacks

Chimney stacks are often shared between houses or flats. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Party-wall upstands and parapets

A parapet can hide a gutter that’s hard to see. They’re checked where safe access allows.

Local roofs in Crews Hill

With Forty Hall about 1.5 miles south-east, Crews Hill sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For a London address like Crews Hill, it helps to know about controlled parking before the day, along with any off-street space. If you look after a building such as St John's CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Leave it or get it looked at?

On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Landlord roof survey starts from £150, including VAT.
