Landlord roof survey in Cliffe: what you get
Landlords frequently book us when buying a property to rent out, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. Surveys are carried out on any day of the week, which can make access easier to arrange. If you’ve noticed damaged party-wall upstands or parapets and leaks into upper flats, we can find out what’s behind it, whatever the roof.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Nothing in the report is left vague: where something needs attention, it says so plainly.

For landlords and managing agents
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Cliffe: your questions answered
Do you survey roofs for landlords with property near Higham station?
Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.
Is the coastal weather around Cliffe hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Can we use the survey to plan a roof budget?
Yes, that’s one of the main reasons clients book. A repeat survey later shows how the roof has changed to keep your plan up to date.
How much does a landlord roof survey cost in Cliffe?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
How many surveys have you done?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.
How long will you be at the property?
It typically takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. The written report follows by email, on the timescale of your package.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What a survey costs
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- House, block, shop or office
- How tall the building is and how easy the roof is to see
- Any need for thermal images or a drone flight
- How complicated the roof is, with its valleys, chimneys and parapets
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
Getting in touch
A few details help us recommend the right survey and price. When you contact us, let us know:
- Access details, like a loft hatch or a shared roof
- When you need the report by
- Any photos you have, taken from the ground or a window
- The reason for the survey, such as buying, a leak or storm damage
Landlord roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or use the contact form to find out.
How it works
Every roof is different, but as a rough guide the survey takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. If you have questions on the day, just ask. In a hamlet or village like Cliffe, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We agree which roofs and which parts of the building are included.
- Access to flats and the roof space is arranged with you ahead of time.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.

Related advice
How the survey changes by roof type
Flat roofs on blocks and rear additions
Felt flat roofs often last around 15–20 years, so their age matters.
Gutters and downpipes
Water from failed gutters frequently shows as damp inside. Any problems are photographed.
When you need someone else
A survey is a proper look at the let or shared roof, but it cannot do everything. The main limits are:
- The rest of the building, as a RICS Level 2 or 3 survey would
- Legal advice on leases or service charges
- The structure in the way a structural engineer would assess it
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

Signs you need a landlord roof survey in Cliffe
People living in a building seldom see the roof itself. Defects up on the roof can go unreported for a long time particularly where the roof can’t be seen from the street.
People normally book a survey when they’ve noticed something like this:
- Chimney stacks in poor repair
- Parapets and upstands in poor repair
- Blocked gutters over flats
- Leaks into upper flats
If you own a rental within reach of Higham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Questions to ask before you book
- Whether any drone flown is registered with the CAA
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Is there a chance to talk the report through?
- What experience they bring
What a landlord roof survey looks like in Cliffe
Cliffe lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
For site and facilities teams at buildings such as St Helen's Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of St Helen, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
