About our landlord roof survey in Comp

A roof over tenants or leaseholders frequently gets attention only when water comes in. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. The findings come in a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to see how the roof is changing. We survey gutters and downpipes, blocks of flats and flat roofs on blocks, and people most frequently book us about cracked or lifting flashings and gaps where tiles or slates have slipped.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Questions from Comp

How do I find out if my home in Comp is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you survey roofs for landlords with property near Borough Green & Wrotham station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

How do I arrange a landlord roof survey in Comp?

It’s easiest to call 07833 053749 or drop us an email. Give us the address and some details about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.

How much is a survey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

Do you work in Comp?

Yes. We survey roofs across London and South East England, and that includes Comp.

Roof by roof

Flat roofs on blocks and rear additions

Flat roofs are common over blocks, extensions and garages. We look for ponding, splits, blisters and tired upstands where we can see them safely.

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we’re given access to and note what couldn’t be seen.

What we’re asked to look at in Comp

Reports of leaks or damp from tenants often lead to a survey. We check whether the roof or rainwater system is the likely cause, as far as can be seen.

Things that often lead to a survey include:

  • Damp or stains in top-floor flats
  • Flashings that have come away
  • Mortar falling from ridges and verges
  • Damaged pots and flaunching

Take a building like Platt Church of England Voluntary Aided Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What insurance they carry
  • Whether VAT is added on top
  • What follow-up you get after the report

What a good roof survey covers

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Responsibility under a lease
  • A full structural assessment of the building
  • Parts of the roof we cannot safely see or access

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

What we look at

  • Gutters and downpipes
  • Shared roofs
  • Converted houses
  • Flat roofs on blocks
  • Blocks of flats
  • Rented houses

How the survey works

The visit has one job: to see as much of the let or shared roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes about one to two hours at a typical home, and more on a big or complicated roof. Older roofs in small places like Comp can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Preparing for the visit

  • Find any records of previous roof work
  • Mention any parking restrictions on your street
  • Keep pets out of the way during the survey

What a survey costs

We confirm the price for your roof before booking. These are the things that affect it:

  • Basic, Standard or Premium
  • Height and safe access
  • Chimneys, valleys, parapets and other details
  • House, block, shop or office

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What we need to know

A few details help us point you to the right survey and price. When you contact us, tell us:

  • Your postcode, so we can check access and travel
  • Where any leaks, stains or damp patches show inside
  • How the loft is reached, if there is one
  • When you need the report by

Once you know what you need, call 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

What happens if roof problems are left?

A planned maintenance budget needs real information. Our report separates urgent items from those that can wait, so spending can be spread sensibly. For an older or listed building in a place like Comp, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.
