About our landlord roof survey in Deane
Shared roofs on blocks, converted houses and terraces raise their own questions. We look at the roof from each safe vantage point including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we are given access to. If you are worried about slipped or missing slates and tiles and parapets and upstands in poor repair, we can find out what’s behind it, on gutters and downpipes, converted houses and rented houses alike.
In a village or hamlet like Deane, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

Local roofs in Deane
If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you own a rental within reach of Overton station, a dated record of the roof is useful when planning maintenance across a let.

For landlords and managing agents
We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the let or shared roof, with photos, useful for planning maintenance.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or email us.
DIY checks: what’s safe
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.
Deane questions
Is Deane within the area you cover?
Yes, Deane is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Is my home in Deane listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.
Can we use the survey to plan a roof budget?
Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It doesn’t include repair cost estimates but it gives contractors a clear brief.
Can you survey a shared roof on a terrace or converted house?
Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What we’re asked to look at in Deane
A single building may have pitched roofs, flat roofs and rear additions. Each wears differently and the smaller roofs are easy to forget.
Here are some of the things we see often:
- Failed flashings at walls and chimneys
- Standing water on a flat roof
- Cracked or leaning shared chimneys
- Leaks into upper flats
Take an older house close to Church of All Saints: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Before you book anyone
- Will the report include photos?
- Is there a chance to talk the report through?
- Whether any drone flown is registered with the CAA
- How they plan to inspect the roof safely
Leave it or get it looked at?
An independent report helps when owners need to agree on roof work. Without a survey, it is one opinion against another. Where a roof is exposed, as many are in small places like Deane, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Why us?
- Over 5,000 surveys carried out
- Covered by professional indemnity and public liability insurance
- Visits on any day of the week
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID

What happens on the day
The visit has one job: to see as much of the let or shared roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. In a hamlet or village like Deane, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start by agreeing the scope, roof by roof.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
Before the survey
- Move anything stored under the loft hatch
- For a flat or shared roof, check access with whoever owns or manages the building
- Unlock side gates and any roof access doors
How to book

When you need someone else
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- The structure in the way a structural engineer would assess it
- The rest of the building, as a RICS Level 2 or 3 survey would
- Areas behind locked flats or blocked hatches
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and doesn’t.
