Landlord roof surveys around Dummer
A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you let a flat or house near Micheldever station, a dated record of the roof is useful when planning maintenance across a let.

How a landlord roof survey works in Dummer
A landlord roof survey shows you the state of a roof in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photographs and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. Common reasons to book are ceiling stains reported by tenants and damaged party-wall upstands or parapets, on blocks of flats, shared roofs and gutters and downpipes.
Older buildings in small places like Dummer may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

When to book a survey in Dummer
Agents and freeholders have budgets to set. Planning is difficult without knowing the roof’s condition and how soon.
People typically book a survey when they’ve noticed something like this:
- Gutters overflowing onto walls
- Ponding or splits on flat roofs
- Cracked or lifting flashings
- Worn ridges, hips and verges
Take an older house close to Church of All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Before booking any roof surveyor

- Their report turnaround times
- Whether the price includes VAT
- Whether any drone flown is registered with the CAA
Tips from our surveys
Here are a few things we’d tell any owner:
- Hold on to old reports to compare later
- Book gutter clearing at least once a year
- Check your lease or ask a solicitor about who pays
- Make sure the loft space can be accessed
How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.
Act on urgent items in the report first, and plan the rest. Left alone, minor faults normally get worse.
Checking the roof from the ground
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
FAQs for Dummer
Can a landlord with a rental near Micheldever station book a roof survey?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Is Dummer within the area you cover?
Yes, Dummer is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
What does a roof survey cost?
Landlord roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Does the report help with maintenance planning?
Yes, that’s one of the main reasons clients book. A repeat survey later shows how the roof has changed to keep your plan up to date.
Will you go up on the roof?
Only if it’s safe. We look at everything that can be seen safely: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we cannot see is noted in the report.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
What we cannot see
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- A full structural assessment of the building
- The rest of the building, as a RICS Level 2 or 3 survey would
- Roof areas we weren’t given access to
If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey. What our survey covers.

How the survey changes by roof type
Pitched roofs on houses and blocks
Ridges, hips and verges take a lot of weather and get close attention.
Party-wall upstands and parapets
Parapet walls often hide gutters behind them. We inspect them as far as it is safe to see.
What we do, step by step
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours for a house, and about three to four hours for a commercial roof. Rural addresses near Dummer can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can safely be seen.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Preparing for the visit
- Jot down any questions you want answered
- Keep pets out of the way during the survey
- Leave side gates unlocked
