About our landlord roof survey in Frant
Getting into every part of a building takes planning. The roof space and certain flats may need to be opened up for us and residents will need to be told ahead of time. You or your agent arrange access and we will say what we need as you book. Any part we couldn’t reach is noted in the report. If you’ve noticed slipped or missing slates and tiles and cracked or lifting flashings, we can find out what’s behind it, on shared roofs, blocks of flats and rented houses alike.
In a small place like Frant, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Why act early in Frant
Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work so you know what you are asking contractors to price. Where a roof is exposed, as many are in small places like Frant, driving rain gets into any weakness, and damp in older walls is slow to dry out.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

How the survey works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes an hour or two for a house, and longer for a block or a building with several roofs. In a hamlet or village like Frant, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with what you know about the building and its history.
- We confirm the access we’ll need.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.
Preparing for the visit
- Move anything stored under the loft hatch
- Tell us where we can park nearby
- For a flat or shared roof, check access with the freeholder or managing agent

Prices for landlord roof surveys in Frant
When we price a survey, we consider:
- Extensions, dormers and garages with roofs of their own
- The use of thermal imaging or a drone
- Building height and the viewpoints available
- How big the roof is
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
Helping us price your survey
A few details help us point you to the right survey and price. When you contact us, tell us:
- What made you get in touch
- Pictures from the garden or a window, if you have them
- Whether there is a loft hatch, a shared roof or tricky access
- Your timetable, such as an exchange date
Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, ring 07833 053749 or send us an email.
Different roofs, different checks
Roof spaces and lofts
Access to the loft may be through a flat or a common area, so it needs arranging.
Gutters and downpipes
Hidden gutters on larger buildings can send water indoors. We give them close attention.
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Local roofs in Frant
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Wadhurst Castle about 3.5 miles south-east, Frant sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.
For landlords with property near Frant station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park like Eridge Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
Frant is about 3 miles south of Royal Tunbridge Wells, in Kent. We carry out landlord roof surveys in Frant for houses, flats, blocks and commercial buildings. Across Kent, we cover Frant and the places around it. We also survey roofs in Maidstone.

Do you need a landlord roof survey in Frant?
Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves so it pays to check how the roof is holding up.
Typical things we are asked to look at include:
- Loose ridge or hip tiles
- Gutters overflowing onto walls
- Missing or loose roof coverings
- Parapets and upstands in poor repair
Take an older house close to The Parish Church of St Alban: its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- Whether they hold professional indemnity and public liability insurance
- Whether VAT is in the quoted price
- Whether any drone flown is registered with the CAA
- What the survey will not cover

Questions from Frant
Is my home in Frant listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
I let a flat near Frant station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or use the contact form with the address and a few details.
Can you survey at the weekend?
We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or send us an email.
Does the report help with maintenance planning?
Yes, many agents and freeholders use it that way. Surveying again later shows what has changed, which suits a rolling plan.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Can you survey in bad weather?
Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Can you inspect my roof with a drone?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
