Landlord roof survey in Hale Street: what you get

With a shared roof, it’s not always clear what’s wrong or where. We inspect the roof as far as it can safely be seen including the loft and flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. We can only inspect the parts of a shared roof we’re allowed to reach. We survey gutters and downpipes, rented houses and shared roofs, and people most often book us about standing water on a flat roof and missing or loose roof coverings.

Older buildings in small places like Hale Street may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. It usually takes about one to two hours for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Hale Street frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Let us know about parking before the day
  • Make a note of anything you’d like us to look at
  • Agree roof access with the managing agent if it’s shared

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

FAQs for Hale Street

Can a landlord with a rental near Yalding station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Hale Street?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

How do I arrange a landlord roof survey in Hale Street?

Simply ring 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

Local roofs in Hale Street

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Hale Street has a long history of building, with Old Soar Manor about 4.4 miles north-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of the Holy Trinity, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as East Peckham Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Why it is worth a survey now in Hale Street

Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. In a place like Hale Street, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What a landlord roof survey doesn’t cover

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Roof areas we weren’t given access to
  • Asbestos testing of roof sheets or soffits
  • Structural calculations or an engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What our survey covers.

When to book a survey in Hale Street

Agents and freeholders have budgets to set. Planning is difficult without knowing the roof’s condition or when.

Most people get in touch when they’ve noticed one of these:

  • Flashings that have come away
  • Gaps where tiles or slates have slipped
  • Leaks into upper flats
  • Damaged pots and flaunching

Landlords with a home close to Yalding station may find that the gap between tenancies is a good time to have the roof looked at.

Questions to ask before booking

  • What experience they bring
  • What they will not be able to tell you
  • Whether the roof space is looked at, where there is one
  • Whether you get a written report with photos
