Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Hold on to old reports to compare later
  • Keep roof surveys on a rolling plan
  • Do not store items over the loft hatch
  • Keep roof outlets and gutters clear

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.

Keep gutters and outlets clear and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.

Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us and residents will need to be told ahead of time. You or your agent arrange access, and we confirm what we need as you book. Any part we couldn’t reach is noted in the report. We survey blocks of flats, gutters and downpipes and rented houses, and the problems we’re asked to look at most are chimney stacks in poor repair and damaged party-wall upstands or parapets.

Some older homes in villages like Hunston are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

The survey, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey normally takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Somewhere like Hunston needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Note where any stains or damp appear
  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors

What we cannot see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Structural calculations or an engineer’s report
  • A full building survey of every part of the property
  • Responsibility under a lease

Local roofs in Hunston

The coast is about 3 miles or less from Hunston, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like North Mundham Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Chichester station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Your questions about landlord roof surveys in Hunston

How do I find out if my home in Hunston is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you survey roofs for landlords with property near Chichester station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

Do you climb onto every roof?

Only where it is safe to do so. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.

How do I book a survey in Hunston?

Simply phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

Do you need a landlord roof survey in Hunston?

Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

A survey can pick up problems such as:

  • Gutters overflowing onto walls
  • Chimney stacks in poor repair
  • Leaking joints at party walls
  • Splits and blisters in flat roof coverings

Goodwood House lies about 4.5 miles north, so building around Hunston goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.
