Landlord roof survey in Langley Green

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t give repair costs but contractors can price from it. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. We survey gutters and downpipes, rented houses and converted houses, and common reasons people get in touch are damaged pots and flaunching and gaps where tiles or slates have slipped.

Around Langley Green, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

Different roofs, different checks

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we’re given access to and note what couldn’t be seen.

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • File each roof report for future reference
  • Ask your managing agent about lease terms
  • Make sure the loft space can be accessed
  • Arrange flat access in advance

We do not advise on leases or who should pay. What we provide is an independent record of condition to help those discussions.

Encourage residents to tell you about leaks or damp right away. Early reports let you act before damage spreads.

Common roof problems in Langley Green

On a shared roof, it is not always clear who should act. Each party may assume someone else is dealing with it and work gets delayed. An independent report helps everyone see the facts.

Look out for signs like these:

  • Worn ridges, hips and verges
  • Choked outlets and gutters
  • Missing or loose roof coverings
  • Standing water on a flat roof

Take an older house close to Voice of Deliverance Full Gospel Church of God: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • Whether you can ask questions once you have the report
  • What experience they bring
  • Their drone registration, if they fly one

What’s in a roof survey

Why act early in Langley Green

Tenants can only report what shows inside. A ceiling stain often means water has been coming in for some time. We check the roof, not just the symptoms. Around Langley Green, leaves and moss in gutters lead to overflowing water and damp walls. It is easy to sort the cause early and slow to dry a damp wall.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

Langley Green homes and their roofs

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. Crawley, which Langley Green is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life.

For site and facilities teams at buildings such as Langley Green Primary, a written record of a large roof helps plan work for the holidays rather than in term time. Homes near green spaces such as Grattons Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Langley Green is about 1 mile north of Crawley, in West Sussex. Langley Green gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our West Sussex coverage includes Langley Green.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes between one and two hours for a house, and longer for a block or a building with several roofs. A visit to Langley Green is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Keep pets in another room
  • Find any records of previous roof work
  • If the roof is shared, arrange access with whoever manages the building

Langley Green questions

Do you survey roofs for landlords with property near Crawley station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details.

Does a conservation area affect roof work in Langley Green?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

How much is a survey?

Landlord roof survey starts from £150, including VAT. We confirm the price for the job before booking, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or use the contact form.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you walk on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
