Landlord roof survey in Owlswick: what you get

Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. Surveys are carried out seven days a week, which can make access easier to arrange. We survey flat roofs on blocks, gutters and downpipes and shared roofs, and the problems we are asked to look at most are loose ridge or hip tiles and blocked gutters over flats.

Somewhere as small as Owlswick, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. Somewhere like Owlswick needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Advice

Questions from Owlswick

Does a conservation area affect roof work in Owlswick?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Owlswick?

Yes, Owlswick is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you need access to all the flats?

That depends on the layout. We may need the loft space and some or all of the top-floor flats and access is arranged by you or your agent. We will confirm what we need as you book.

Does this replace a RICS building survey?

No. Our survey covers the roof, not the whole building. It’s not a RICS Level 2 or 3 survey or a structural engineer’s report.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or drop us an email.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or drop us an email with the addresses.

What affects the price in Owlswick

When we price a survey, we consider:

  • Extra roofs, like extensions, dormers or garages
  • How big the roof is
  • If the survey needs thermal imaging or a drone
  • Which survey package you book

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

What to tell us when you get in touch

These details help when you get in touch:

  • Any photos you have, taken from ground level or a window
  • Where the property is, with the postcode
  • Dates you are working to, such as exchange
  • Whether there’s a loft hatch, a shared roof or tricky access

When you’re ready to go ahead, call 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so knowing roughly how old the roof is helps.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

Owlswick homes and their roofs

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to Owlswick Chapel: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Longwick Church of England Combined School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Monks Risborough station, the gap between tenancies is a good time to have the roof looked at.

Checking the roof from the ground

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Why get it checked now?

A dated condition report is useful for the building’s records. Repeat surveys let you see how the roof is changing, which suits a rolling maintenance plan. Outbuildings and barns around Owlswick are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
