Common questions in Owlswick

Is Owlswick in the area you cover?

Yes, Owlswick is one of the places we work. The survey and report are the same in Owlswick as anywhere else, and visits run on weekdays and weekends.

Is my home in Owlswick listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you see the fixings under the tiles?

No, we report on what’s visible. Most fixings sit out of sight under the coverings, but we look at everything we can see safely.

How long does new roof snagging take?

A visit usually takes between one and two hours for most houses, and more on a big or complicated roof. We will give you an idea when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

New roof snagging in Owlswick: what you get

Snagging means finding the small faults and loose ends left at the end of a job. Roof snags frequently show at ridges, verges, valleys and flashings, where the detailing is hardest. We inspect as far as can safely be seen and photograph each snag. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. We are often asked to look into signs of condensation in the roof space and ridge and hip tiles not properly fixed, on flashings and valleys, ridges and verges and loft conversions and dormers.

Some older homes in villages like Owlswick are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Buying a home or a new roof in Owlswick

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

For an older house near a landmark such as Owlswick Chapel, a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Monks Risborough station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Landlord and commercial surveys in Owlswick

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the new roof, with photos, which helps you plan work between tenancies.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Prices for new roof snagging in Owlswick

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings
  • The shape of the roof and its details
  • The size of the roof

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

Before you get in touch, it’s useful to have:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved
  • The property’s address and postcode
  • The reason for the survey, such as buying, a leak or storm damage

Roof by roof

Slate roofs

Broken slates left on a new roof are a common snag. We record any we can see.

Ridges, hips and verges

Ridges, hips and verges take the most weather. Bedding, dry-fix pieces and fixings are checked where visible.

What this survey cannot tell you

It is useful to know what a survey won’t do before you book:

  • Estimates of what fixes will cost
  • A promise that the roof won’t leak
  • Fixings and underlay hidden under the coverings

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What our survey covers.

What we look at

  • Replacement roofs
  • Loft conversions and dormers
  • Ridges and verges
  • New-build homes
  • Flashings and valleys
  • New flat roofs

How it works

The visit has one job: to see as much of the new roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It normally takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Somewhere as small as Owlswick, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Jot down any questions you want answered
  • Let us know about parking near the property
