Landlord Roof Survey in Stockbridge
Get a clear view of the let or shared roof at a property in Stockbridge from an independent roof surveyor. Visits run on weekdays and weekends, in the daytime.
- Damaged pots and flaunching
- Damp or stains in top-floor flats
- Missing or loose roof coverings
What we can’t see
We only report what can safely be seen on the day, so there are some things a survey can’t cover:
- A full building survey of every part of the property
- Areas behind locked flats or blocked hatches
- Asbestos testing of roof sheets or soffits
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What a survey covers and does not.

How a landlord roof survey works in Stockbridge
We survey let and shared roofs in Stockbridge and across London and South East England. Time on site normally takes about one to two hours for a house, and about three to four hours for a commercial roof. Everything is inspected as far as it can safely be seen, and by drone where it is applicable. A written report with photos follows. We survey flat roofs on blocks, converted houses and gutters and downpipes, and common reasons people get in touch are standing water on a flat roof and damaged party-wall upstands or parapets.
Somewhere as small as Stockbridge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Different roofs, different checks
Roof spaces and lofts
Looking inside the roof often tells us more. We check it where there’s safe access, looking for staining, damp and daylight.
Shared chimney stacks
Damp in a chimney breast can start at the top of the stack. We note what we can see.

What you can safely check yourself
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.
Common questions in Stockbridge
Do you cover Stockbridge?
Yes, Stockbridge is one of the places we work. Every survey there gets the same written report with photos.
Will you come out to Stockbridge?
We do. A small place gets exactly the same survey as a big one.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
Do you need access to all the flats?
We may do. Where the loft or roof can only be reached through a home, we’ll need to go in so please give residents notice.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
How long will you be on site?
It usually takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. You will know roughly how long when we arrange it.
What a survey costs
Prices vary from roof to roof, for these reasons:
- The size of the roof
- Extensions, dormers and garages with roofs of their own
- Whether thermal imaging or a drone is needed
- Chimneys, valleys, parapets and other details
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
Booking your survey
To price your survey accurately, we will ask about:
- The style of property, from a terrace to a block
- Why you want a survey: buying, a leak, a storm or new work
- Pictures of the roof from a safe spot, if you have them
- Your timetable, like an exchange date
Every survey is priced before it is booked, so you know the cost up front. Landlord roof survey starts from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.
Common roof problems in Stockbridge
Reports of leaks or damp from tenants frequently lead to a survey. We check whether the roof or rainwater system is the likely cause from what’s visible.
A survey can pick up problems like:
- Slipped or missing slates and tiles
- Damaged pots and flaunching
- Damaged party-wall upstands or parapets
- Worn ridges, hips and verges
For site and facilities teams at buildings like Stockbridge Primary & Pre-School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Choosing a roof surveyor
- What the report includes, and whether it has photos
- How they plan to inspect the roof safely
- Whether the price includes VAT
- Whether they hold professional indemnity and public liability insurance
How it works
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. Somewhere as small as Stockbridge, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
Before the survey
- Check pets are kept safely away
- For flats, make sure roof access has been agreed
- Unlock side gates and any roof access doors

Roofs, chimneys and gutters in Stockbridge
A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.
The streets around a church like Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
