About our gutter survey in Stockbridge

Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We are frequently asked to look into brackets that have dropped or snapped and joints that drip after rain, on fascias and soffits, parapet and box gutters and downpipes.

In a village or hamlet like Stockbridge, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we can’t see

A survey is a close look at the gutter, but it can’t do everything. The main limits are:

  • Damage hidden inside walls or behind boards
  • Underground drains, which need a CCTV drain survey
  • Gutters out of sight from every safe vantage point

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. What our survey covers.

What this survey covers

  • Eaves gutters
  • Downpipes
  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters

Prices for gutter surveys in Stockbridge

To price your survey, we look at:

  • How many separate roofs there are, like extensions, dormers and garages
  • Which survey package you book
  • The height of the building and how the roof can be seen safely
  • The roof’s overall size

Every price we give includes VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

We’ll typically ask about:

  • Pictures of the roof from a safe spot, if you have them
  • Where water is showing inside, if it is
  • What’s prompted the survey
  • The style of property, from a terrace to a block

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

How the survey changes by roof type

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

How it works

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Stockbridge can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Make sure pets are kept safely away
  • Find any records of previous roof work
  • Let us know about parking near the property

Advice

Gutter surveys around Stockbridge

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Take a building like Stockbridge Primary & Pre-School: a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of St Peter: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Common questions in Stockbridge

Do you cover smaller places like Stockbridge?

Yes, Stockbridge is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Stockbridge in the area you cover?

Yes. We work right across London and South East England, and Stockbridge is part of that. You can phone 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.

What’s the best way to book?

To arrange a survey, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Is a CCTV drain survey included?

No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Practical tips

Over many surveys, some simple habits stand out:

  • Keep climbers away from the eaves
  • Leave gutter checks at height to someone equipped for it
  • Have gutters cleared at least once a year
  • Check the loft with care after heavy rain

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.
