Independent new roof snagging in Bletchingley

New roof snagging for homes and businesses in Bletchingley

Replacing a roof costs a lot, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. The findings go into a written report with photos to share with your roofer. We’re independent of the roofer who did the job. We survey replacement roofs, loft conversions and dormers and new-build homes, and the problems we are asked to look at most are underlay not dressed into the gutter and loose or badly finished ridge tiles.

Being in a small place like Bletchingley makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the new roof, the defects we found and what we recommend.

Bletchingley questions

Is my home in Bletchingley listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Bletchingley in the area you cover?

Yes, Bletchingley is within the area we cover. We survey roofs across London and the South East. You can call 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

Do you survey on Saturdays and Sundays?

Surveys run seven days a week. To arrange a date, call 07833 053749 or send us an email.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do you climb onto every roof?

Only where it’s safe to do so. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.

Can you inspect the roof on a new-build home?

Yes. We inspect the roof as far as it can be seen safely and photograph what we find. Book before the defects period runs out if you can.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours at most homes, and more on a big or complicated roof. If you have questions on the day, just ask. Somewhere like Bletchingley needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. We send a written report with photographs of each snag.

Before we arrive

  • Leave a clear route to the loft
  • Let us know about any leaks, stains or damp patches you know of
  • Buyers: confirm access with the estate agent or seller

Local roofs and buyers in Bletchingley

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. For a purchase or a newly finished roof, the materials decide which details matter most.

If you own a rental within reach of Nutfield station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Tips that help

These tips come from what we see on roofs every week:

  • Raise snags in writing with your roofer
  • Book snagging before the final payment
  • Look for new stains after a downpour
  • Tell your roofer the work will be inspected

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. If a payment is due soon, choose the package that fits.

Keep the final payment until the roof has been checked if your contract allows it. It keeps the job open until it’s right.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email.

Common roof problems in Bletchingley

Owners often get in touch when the finish looks uneven or a leak appears. Others just want an independent check before paying before the job is closed.

It’s worth booking a survey if you’ve seen:

  • Signs of condensation in the loft space
  • Underlay not dressed into the gutter
  • Cracked lower roofs or marked walls after the work
  • Gutters blocked by building debris

The streets around a church like Church of St Mary the Virgin are frequently among the oldest in a place, and if your house is among the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before booking anyone

  • Which limits apply to the survey
  • When you will get the report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

What new roof snagging does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Pricing the remedial work
  • Details hidden from sight
  • A promise that the roof will not leak

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.
