New roof snagging for Elstead homes and businesses

New roof snagging for homes and businesses in Elstead

Our inspection covers the slates or tiles, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it is visible, and we check the gutters too. You get a photo report of what we found. Any debris left behind or damage to other parts is recorded too. If you’ve noticed gaps at new flashings and damage to other parts of the building, we can find out what’s behind it.

Bungalows, chalet bungalows and older cottages are common in smaller places like Elstead, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in Elstead or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

Why get it checked now?

It’s easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on it can be harder to get them back. A snagging report gives you something specific to raise. In an older home around Elstead, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before you book.

Your questions about new roof snagging in Elstead

Is my home in Elstead listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Elstead within the area you cover?

Yes. Elstead is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do you get involved if the roofer disagrees with the report?

No, we report on the roof and don’t take sides. Disputes are between you and whoever did the work though our report gives you the facts we saw.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How much time does a snagging visit need?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

New roof snagging in Elstead: local notes

The wider area around Elstead has a long history of building, with Wanborough Manor about 3.7 miles north-east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

For an older house near a landmark such as Church of St James, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Milford (Surrey) station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

How the survey changes by roof type

Flashings

Flashings around chimney stacks are a common weak point, so we look at them closely.

Underlay and ventilation

At the eaves, the underlay should run into the gutter so water drains away. We check it where it’s visible.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Look for marks or cracks left by the work
  • Keep the contract and invoices together
  • Look for new stains after a downpour
  • Tell your roofer the work will be inspected

Once the work is finished, check the ceilings and loft after the next downpour. If anything shows, tell your roofer right away.

Keep an eye on the roof and ceilings in the first months. It is simpler to raise problems soon after the job.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Settling a dispute with your roofer or builder
  • Estimates of what fixes will cost
  • Parts of the roof we cannot see safely

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Flashings and valleys
  • New-build homes
  • Replacement roofs
  • Ridges and verges
  • Loft conversions and dormers
  • New flat roofs

What happens on the day

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about one to two hours for a typical new house roof, longer where the roof is large or complicated. A visit to Elstead is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photos.

How to prepare

  • Find any records of previous roof work
  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed

How to book

We confirm the price for the job before you book, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.

Advice

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
