New roof snagging in Grange: what you get

The best time for snagging is before the final payment while the roofer can still come back easily. If that is passed, it’s worth checking before a defects or warranty period ends. That gives you time to raise any snags. You get a written list of snags with photographs, ready to pass on before the deadline. We are frequently asked to look into gutters blocked by building debris and signs of condensation in the roof space, on ridges and verges, new flat roofs and loft conversions and dormers.

For a small place like Grange, the visit is planned like any other: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

DIY checks: what’s safe

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Tips that help

Getting the most from new roof snagging starts before we arrive and carries on afterwards. Tips:

  • Agree snagging with your roofer at the start
  • Send the snagging report to your roofer
  • Keep the contract and invoices together
  • Look for new stains after a downpour

Once the work is finished, check the ceilings and loft after the next downpour. Raise any new signs of water with your roofer promptly.

Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours at most homes, and about three to four hours for a commercial roof. Older roofs in small places like Grange can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Why it’s worth a survey now in Grange

Small faults on a new roof can grow. A slipped verge tile or a loose flashing may let water through in the first heavy storms. Finding them early means they can be dealt with quickly. Where a roof is exposed, as many are in small places like Grange, driving rain gets into any weakness, and damp in older walls is slow to dry out.

New roof snagging starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as householders. A report with photos gives you a clear record of the new roof, useful for planning maintenance.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which can make access easier.

FAQs for Grange

Is my home in Grange listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does being near the coast affect roofs in Grange?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Do you cover Grange for new roof snagging?

Yes. We cover Grange and the rest of Medway. To book, phone 07833 053749 or use the contact form.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Do you get involved if the roofer disagrees with the report?

No, we report on the roof and don’t take sides. Disputes are between you and whoever did the work, and you may want legal advice for that.

Buying a home or a new roof in Grange

Grange is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, so exposed details get a proper look whether you’re buying or signing off new work. Restoration House, about 3.3 miles west, is one of the historic houses in the wider area around Grange. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If your home is one of the older ones in the streets near Church of St Mary Magdalen, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you let a flat or house near Gillingham (Kent) station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Grange is about 1 mile north of Gillingham, in Medway. We survey roofs in Grange and the surrounding area across London and South East England. We cover towns and villages across Medway. Our Maidstone page covers surveys nearby.

Landmarks near Grange

Locally, jobs take us to homes and businesses close to The Robert Napier School, Our Lady of Gillingham Church and Riverside Country Park, among other places. You’ll also find The Hastings Arms (within half a mile north-west) and The Robert Napier School (1.1 miles south-west). For rail, the closest station is Gillingham (Kent) station, roughly 1.3 miles west of the centre. A little further out are Huguenot Museum (3.3 miles west) and Pentagon Shopping Centre (2.4 miles west). The countryside around Grange includes Bishop Saltings.

Honest limits

Before you book, it’s worth knowing what a survey will not do:

  • Deciding who is at fault in a disagreement
  • A promise that the roof won’t leak
  • What’s under the new coverings
