Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Check before your warranty period ends
  • Watch for gutters overflowing in rain
  • Put any issues to your roofer in writing
  • Let your roofer know an inspection is planned

The report gives your roofer a clear list to work through. If there’s a dispute, it’s between you and your roofer or builder, and our part is to report what we see.

Keep paperwork for the new roof together. The report belongs with them.

New roof snagging for homes and businesses in Haldens

Our report records what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. We do not give repair cost estimates or decide who is at fault, but it describes what we saw in plain terms. If you’re worried about verge tiles or slates not secured and debris left in gutters or valleys, we can find out what’s behind it, on ridges and verges, new-build homes and loft conversions and dormers alike.

Smaller places like Haldens often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Haldens or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Buying a home or a new roof in Haldens

With Digswell House about 0.9 miles north-west, Haldens sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Haldens is part of Welwyn Garden City, one of England’s garden cities. The original garden city houses are now more than a century old, alongside later estates. On the oldest homes, nails, battens and underlay may have reached the end of their life even where the tiles look sound.

For an older house near a landmark such as Christ the King, the roof may have had decades of patch repairs, and the survey shows where they are. Landlords with a home close to Welwyn North station may find that a written report helps before buying a rental or paying for a new roof on one.

Leave it or get it looked at?

A defects or warranty period doesn’t last for ever. A snagging inspection before then leaves time to act. In an older home around Haldens, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the price for the job before you book.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Settling a dispute with your roofer or builder
  • What’s under the new coverings
  • Whether the roof will leak in future

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Flashings and valleys
  • Replacement roofs
  • New flat roofs
  • Loft conversions and dormers
  • New-build homes
  • Ridges and verges

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. Some parts of a survey depend on the weather, so a visit to Haldens is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

How to prepare

  • If it is not your property yet, arrange access through the agent
  • Keep pets inside or away from the areas we are looking at
  • Move anything stored under the loft hatch
