Roof by roof

Ridges, hips and verges

Ridges, hips and verges take the most weather. We check mortar, dry-fix systems and fixings where they can be seen.

Slate roofs

Natural slate can last 100 years or more, so the laying matters. We look for slipped, cracked or uneven slates.

About our new roof snagging in Little Kingshill

Householders book snagging after a re-roof or roof replacement and some new-build owners want their roof looked at. We inspect each roof as far as safe access allows, from the ground, vantage points, the roof space and the roof where safe. A photo report follows, ready to share with your roofer or builder. If you’ve noticed offcuts and broken tiles left behind and loose flashings at walls or chimneys, a survey will tell you what’s going on, whatever the roof.

Being in a small place like Little Kingshill makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Leave it or get it looked at?

Some faults only show when water gets in. Checking early gives you a record of the roof’s condition at handover. In a place like Little Kingshill, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What new roof snagging does not cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Legal advice on your contract
  • A promise that the roof will not leak
  • What’s under the new coverings

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before you book. What a survey covers and does not.

What we check

  • Flashings and valleys
  • New-build homes
  • Ridges and verges
  • Replacement roofs
  • New flat roofs
  • Loft conversions and dormers

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Somewhere as small as Little Kingshill, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a photo-illustrated written report.

New roof snagging in Little Kingshill: local notes

Hughenden Manor, about 3.5 miles south-west, is one of the historic houses in the wider area around Little Kingshill. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

For landlords with property near Great Missenden station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Check ceilings and the loft after heavy rain
  • Keep the contract and invoices together
  • Check before your warranty period ends
  • Book snagging before the final payment

Once the work is finished, check the ceilings and loft after the next downpour. If anything shows, tell your roofer right away.

Keep paperwork for the new roof together. The report belongs with them.

When to book a survey in Little Kingshill

Roofers don’t always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters or damage lower roofs.

Here are some of the things we see frequently:

  • Cracked lower roofs or marked walls after the work
  • Gutters blocked by building debris
  • Signs of condensation in the loft space
  • Cracked mortar at the ridge or hips

The streets around a church such as Church of Saints Peter and Paul are frequently among the oldest in a place, and if you own one of the older houses nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before booking any roof surveyor

  • Their drone registration, if they fly one
  • What the report includes, and whether it has photographs
  • Their insurance cover
  • Which viewpoints they use to see the roof

Questions from Little Kingshill

Does a conservation area affect roof work in Little Kingshill?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Little Kingshill in the area you cover?

Yes. We work right across London and the South East, and Little Kingshill is part of that. You can phone 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How long will you be on site?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
