New roof snagging for homes and businesses in Lower Cadsden

A snag is a fault or unfinished detail left when work is done. Roof snags often show at ridges, verges, valleys and flashings where the work is most fiddly. We check everything we can see safely and record what we find. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. If you’ve noticed cracked or slipped new tiles or slates and damage to other parts of the building, we can find out what’s behind it, on flashings and valleys, new-build homes and ridges and verges alike.

Being in a small place like Lower Cadsden makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Useful tips for Lower Cadsden property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Diary the defects period end date
  • Send the snagging report to your roofer
  • Watch for gutters overflowing in rain
  • Book snagging before the final payment

The report gives your roofer a clear list to work through. Any disagreement about the work is between you and them, and our part is to report what we see.

Keep paperwork for the new roof together. Add the snagging report to it.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Repair costs for putting snags right
  • Settling a dispute with your roofer or builder
  • Nails and clips under the slates or tiles

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What our survey covers.

What we look at

  • Ridges and verges
  • Replacement roofs
  • New-build homes
  • Loft conversions and dormers
  • Flashings and valleys
  • New flat roofs

New roof snagging around Lower Cadsden

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

For an older house near a landmark such as Church of St Nicholas, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Monks Risborough station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Lower Cadsden questions

Is Lower Cadsden in the area you cover?

Yes, Lower Cadsden is within the area we cover. We survey roofs across London and the South East. Just call 07833 053749 or email us and let us know about the property.

Does a conservation area affect roof work in Lower Cadsden?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

What do you check on a new roof?

Coverings, ridges, verges, hips, valleys and flashings are all checked, along with ventilation, gutters and the underlay at the eaves. We also look for debris left behind and damage to other parts.

Will you check every nail and clip?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How do I book a survey in Lower Cadsden?

It’s easiest to ring 07833 053749 or send us an email. Give us the address and some details about the roof, and we will take it from there. We survey seven days a week.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How it works

The aim of the visit is simple: to see as much of the new roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. In a small place like Lower Cadsden, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Preparing for the visit

  • Mention any parking restrictions on your street
  • If you are buying, let the agent know when we are coming
  • If the roof is shared, arrange access with whoever manages the building

How to book

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Advice

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
