Drone roof surveys around Lower Cadsden

Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Every flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Church of St Nicholas, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

About our drone roof survey in Lower Cadsden

Drone roof survey starts from £400, including VAT. The Premium Survey includes a drone inspection where applicable, with a same-day report, structural analysis and an in-person consultation. There’s a 12-month follow-up as well. If a drone won’t help on your roof, we’ll say so. Every drone survey comes with a written report and close-up photographs. If you’ve noticed vegetation in valleys and gutters and ponding and splits on a high flat roof, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Lower Cadsden are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes about one to two hours for a house, and more on a big or complicated roof. Rural addresses near Lower Cadsden can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the address and what you’d like checked.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. The findings, photos and recommendations reach you by email.

Before we arrive

  • Unlock side gates and any roof access doors
  • Make sure pets are kept safely away
  • Buyers: confirm access with the estate agent or seller

What affects the cost of drone roof surveys

Several things affect the price of a survey:

  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What to let us know when you contact us

You do not need to know any roofing terms. Just tell us:

  • Your postcode, so we can check access and travel
  • When you need the report by
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

Questions from Lower Cadsden

Is Lower Cadsden within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Lower Cadsden listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

How do I book a survey in Lower Cadsden?

To arrange a survey, ring 07833 053749 or use the contact form and let us know the address and what you need to know. We’ll confirm the price and find a day that suits.

What if it is windy or raining on the day?

The flight waits for better weather. A small drone can’t fly safely in strong wind or a downpour, so we’d move the date with you.

What do I do with the report?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

What if my home is near an airport?

That depends on where the roof is. Flying inside a flight restriction zone needs permission from the airport or air traffic control, which can add time. Book early if you think you may be affected.

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A flight on a day when the weather isn’t safe
  • A flight where airspace permission is refused
  • Close-up photos of next door’s property

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Fragile roofs
  • Large and complex roofs
  • Flat roofs on upper floors
  • Chimney stacks
  • Tall and steep roofs
  • Valleys and parapet gutters

When to book a survey in Lower Cadsden

Many roofs are never seen properly from ground level. You cannot see the back slope, the valleys or the chimney tops. Problems in those places frequently go unseen until they leak.

Most people get in touch after spotting something like this:

  • Loose ridge and hip tiles
  • Standing water on a flat roof
  • Slates or tiles shifted by high winds
  • Eroded pointing on a chimney stack

Take a building like Monks Risborough CofE Primary School: big roofs are where close-up aerial shots and thermal images show the most at once.

Choosing a roof surveyor

  • What follow-up you get after the report
  • When you’ll get the report
  • Whether the price includes VAT
  • What’s outside the scope of the survey

What to expect from a roof survey

Before and after the survey

Small things make a difference. Some pointers:

  • Mention anything you’ve noticed on the roof
  • Be ready to move the date if the weather turns
  • Tell next door if the drone will be near their property
  • Share the postcode so we can check for restrictions

The report gives any roofer you ask to quote a clear brief. The photos show the location and extent of every problem.

After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.

Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
