When to book a survey in Mislingford

Work at height can mark walls, crack lower roofs or loosen gutters. A snagging check looks around the property as well as at the roof.

People normally book a survey when they’ve noticed one of these:

  • Loose flashings at walls or chimneys
  • Underlay at the eaves left exposed
  • Loose or badly finished ridge tiles
  • Missing or blocked roof ventilation

Landlords with a home close to Botley station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What to check before booking

  • Whether any drone flown is registered with the CAA
  • Whether the roof space is looked at, where there is one
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether you get a written report with photos

What a roof survey includes

How new roof snagging works in Mislingford

Roof work frequently leaves debris behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted, and for damage to other parts of the building. Each item is photographed. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. It’s easier to raise them while the job is fresh. We survey loft conversions and dormers, ridges and verges and new flat roofs, and the problems we’re asked to look at most are debris left in gutters or valleys and gaps at new flashings.

Some older homes in villages like Mislingford are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Mislingford homes and their roofs

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Around Mislingford, as everywhere, small roof faults are simplest to sort before they let water in.

What affects the price in Mislingford

A few things affect what a survey costs:

  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access
  • The use of thermal imaging or a drone

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you need to know.

Getting in touch

You don’t need to know any roofing terms. It’s enough to tell us:

  • Where the property is, with the postcode
  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block
  • Why you want a survey: buying, a leak, a storm or new work

Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, ring 07833 053749 or send us an email.

Different roofs, different checks

Slate roofs

On a new slate roof, we check the coursing and the details at ridges, verges and valleys from safe vantage points.

Underlay and ventilation

Roof ventilation reduces the risk of condensation. Fitted vents are checked.

Questions from Mislingford

Is Mislingford within the area you cover?

Yes, Mislingford is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you cover Mislingford?

Yes, Mislingford is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

How much time does a snagging visit need?

For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.

What’s the best time to have a new roof checked?

As soon as the work is finished, and before the final payment if you can. That gives time for any snags to be put right.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Nails and clips under the slates or tiles
  • Estimates of what fixes will cost
  • Deciding who is at fault in a disagreement

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • Flashings and valleys
  • New flat roofs
  • Ridges and verges
  • Replacement roofs
  • Loft conversions and dormers
  • New-build homes

Checking the roof from ground level

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

How it works

Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, most surveys take about one to two hours for most homes, depending on how much new work there is to check. Around Mislingford, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

Before we arrive

  • Note where any stains or damp appear
  • Let us know about parking near the property
  • Have any questions written down, so nothing gets missed
