Independent new roof snagging in Upper Green

How new roof snagging works in Upper Green

We carry out new roof snagging in Upper Green and across London and South East England. A visit typically takes roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Everything visible from safe vantage points is checked, and by drone where it is applicable. A photo report follows. We inspect on weekdays and at weekends. Common reasons to book are debris left in gutters or valleys and cracked lower roofs or marked walls after the work, on new-build homes, replacement roofs and flashings and valleys.

Somewhere as small as Upper Green, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

New roof snagging in Upper Green: local notes

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. The wider area around Upper Green has a long history of building, with Stargroves about 2.9 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of St Michael: the roof may have had decades of patch repairs, and the survey shows where they are.

FAQs for Upper Green

Do you cover smaller places like Upper Green?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Upper Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you lift tiles to check the fixings?

No. We inspect what can be seen without opening up the roof so hidden fixings aren’t visible to us. The report says what could and couldn’t be seen.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

How much time does a snagging visit need?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Different roofs, different checks

Slate roofs

Natural slate can last 100 years or more, so the laying matters. We look for slipped, cracked or uneven slates.

Clay and concrete tiles

Tiles that do not sit flat can let rain in. Any that look wrong go in the report.

Leave it or get it looked at?

Some faults only show when water gets in. An inspection before that point gives you a record of the roof as handed over. In a place like Upper Green, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the price for the job before booking.

Signs you need new roof snagging in Upper Green

Debris left behind is common after roof work. Offcuts and broken pieces frequently end up in the gutters and on extension roofs.

Look out for signs like these:

  • Gutters blocked by building debris
  • Vents that weren’t fitted or are covered
  • Cracked lower roofs or marked walls after the work
  • Gaps at new flashings

If you own a rental within reach of Kintbury station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What’s in a roof survey

How the survey works

The aim of the visit is simple: to see as much of the new roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Cottages and farmhouses around Upper Green frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

Before the survey
