What affects the cost of storm damage roof reports

Several things affect the price of a survey:

  • The type of building, from a house to a block or an office
  • Height and safe access
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What we need to know

Before you get in touch, it is useful to have:

  • The kind of building and roof involved
  • Photos of the roof, taken safely from the ground or a window
  • Your postcode, so we can check access and travel
  • Anything about access we should know

If you have photos of the roof, send them over. Take them safely from ground level or a window. To send them or to book, phone 07833 053749 or email us.

How a storm damage roof report works in Upper Green

Most policies don’t cover wear and tear. So it matters whether the damage came from the storm or from a roof that was already worn. Our report records both: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We describe what we see, whichever way it points. How the policy applies is for your insurer to decide. Common reasons to book are stains appearing after strong winds and roofs hit by falling trees, on flashings, ridges and hips and chimney stacks.

Roofs in small places like Upper Green often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether your insurer will pay the claim
  • Damage hidden under coverings or inside the structure, without opening up
  • Repair costs or quotes for the work

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • Flashings
  • Ridges and hips
  • Gutters and fascias
  • Chimney stacks
  • Slate and tile slopes
  • Flat roofs

How the survey changes by roof type

Slate roofs

Natural slate can last 100 years or more, but the nails often fail first. We look at whether slipped slates suggest storm damage, older wear or both.

Lead flashings

Flashings with older defects often fail in high winds. Our report separates fresh damage from older wear where we can.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Questions from Upper Green

Do you cover Upper Green?

We do. The survey and report are the same in Upper Green as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Upper Green?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How are storm damage reports priced?

Our reports start from £150. Larger roofs are quoted for their size. The report does not include repair costs.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Will you deal with the insurance company for me?

No. We’re not loss adjusters, and we do not negotiate claims. We give you an independent report of the damage, which you can pass to your insurer.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.

Can you put a tarpaulin over the damage?

Emergency temporary protection is a job for a roofer. Photograph the damage first if you can do so safely. We can record the damage in our report.

Leaks and storm damage in Upper Green

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Historic houses like Stargroves, about 2.9 miles south-east, show how far back building in the area around Upper Green goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Kintbury station, a tenant living with a leak needs the cause found, not just the stain painted over. Take a building like Inkpen Primary School: tracing a leak on a big roof starts with where the water appears and works back. Take an older house close to Church of St Michael: lead flashings, valleys and old chimneys are typical places for water to get in.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours for most homes, depending on how much of the roof was hit. Around Upper Green, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We note the date of the storm and the damage you’ve seen.
  2. We check the roof from wherever it is safe.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. You get a written report to pass to your insurer.

Before we arrive

  • Agree roof access with the managing agent if it is shared
  • Check the loft hatch can be reached
  • Find any records of previous roof work
