Pre-purchase roof survey in Fulking, West Sussex
An experienced roof surveyor for pre-purchase roof surveys in Fulking. Over 5,000 surveys and 20+ years behind us.
- Lead that has worked loose at a wall or chimney
- Roof slopes that look uneven or sagging
- Cracked flaunching or crumbling chimney pointing
What we can’t see
A survey is a careful look at the roof, but it can’t do everything. The main limits are:
- A structural engineer’s report
- Whether the price should change, which is between you and the seller
- What’s under the slates, tiles or felt
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.
Roof types and parts we check
- Natural slate
- Chimney stacks
- Lead flashings and valleys
- Clay and concrete tiles
- Gutters and downpipes
- Flat-roofed extensions and dormers
- The roof space
Pre-purchase roof survey in Fulking: what you get
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you will be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. Common reasons to book are bitumen or mortar used in place of proper repairs and ponding, blisters or splits on a flat roof, on flat-roofed extensions and dormers, the roof space and chimney stacks.
For a small place like Fulking, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Tips that help
From years of surveys, a few habits stand out:
- Ask for any paperwork for recent roof work
- Look for fresh paint on upstairs ceilings at viewings
- Book once your offer is accepted
- Tell us your exchange date when booking
With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.
Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.
Why get it checked now?
A mortgage valuation isn’t a roof survey. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. Our survey is done for you. In a small place like Fulking, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

The survey, step by step
It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Fulking often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Move anything stored under the loft hatch
- Find any records of previous roof work
- Have any questions written down, so nothing gets missed

Advice
What affects the price in Fulking
Prices vary from roof to roof, for these reasons:
- Height and safe access
- The roof’s overall size
- Commercial roofs and larger buildings
- The use of thermal imaging or a drone
To find out what your survey will cost, call 07833 053749 or email us with the address and some details. The price is agreed before a date is set.
What to tell us when you get in touch
Getting the details right at the start saves time. Please include:
- What’s prompted the survey
- Any marks or damp showing indoors
- Any photos you have, taken from the ground or a window
- How the loft is reached, if there is one
Unsure which package suits your roof? The easiest way is to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.
Common questions in Fulking
Is the coastal weather around Fulking hard on roofs?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Fulking is within about 5 miles of the coast.
Do you cover smaller places like Fulking?
Yes, Fulking is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does your survey replace a RICS home survey?
No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
How long does a pre-purchase roof survey take?
On site, it normally takes about one to two hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
When is the best time to have the roof checked when buying?
Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.
Will the roof report help me negotiate with the seller?
Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details when you book.
Buying a home or a new roof in Fulking
Fulking lies within about 5 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. For a purchase or a newly finished roof, the materials decide which details matter most.
Portslade Manor, about 3.3 miles south, is one of the historic houses in the wider area around Fulking. If you are buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing. Take an older house close to The Church of the Holy Trinity: older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you let a flat or house near Portslade station, a written report helps before buying a rental or paying for a new roof on one.
