Halland Pre-Purchase Roof Survey
A roof survey before you buy a house or flat for Halland and the rest of East Sussex. We survey seven days a week.
- Chimney mortar that has eroded
- Standing water on a flat extension roof
- Slates or tiles that have slipped or gone
What you can safely check yourself
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
How a pre-purchase roof survey works in Halland
Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photographs that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you are buying. We survey the roof space, clay and concrete tiles and flat-roofed extensions and dormers, and the problems we are asked to look at most are standing water on a flat extension roof and gaps where slates or tiles have come loose.
Some older homes in villages like Halland are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Landlord and commercial surveys in Halland
Landlords, agents and building managers in Halland and across East Sussex can book any of our surveys. To discuss a property or a block, call 07833 053749 or drop us an email.
If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Common roof problems in Halland
Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.
These are some of the problems a survey can pick up:
- Patch repairs that may hide an ongoing problem
- Ponding, blisters or splits on a flat roof
- A ridge or slope that dips
- Blocked or leaking gutters
Landlords with a home close to Uckfield station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Halland: your questions answered
How do I find out if my home in Halland is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you carry out roof surveys in Halland?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
How many surveys have you done?
We’ve completed more than 5,000 surveys, over more than 20 years.
Will you climb onto the roof?
Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.
Can I use the report to negotiate on price?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Just say which days work for you.
Halland homes and their roofs
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Historic houses like Glyndebourne, about 4.8 miles south-west, show how far back building in the area around Halland goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

What a survey costs
Survey packages start from £150, inc. VAT. What you pay for your roof depends on:
- The use of thermal imaging or a drone
- Whether you choose the Basic, Standard or Premium Survey
- Extra roofs, like extensions, dormers or garages
- The shape of the roof and its details
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Booking your survey
If you can, have these to hand when you contact us:
- Pictures from the garden or a window, if you have them
- Where water is showing inside, if it is
- Any deadline, such as an exchange date
- Why you want a survey: buying, a leak, a storm or new work
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Ask who repairs the roof under the lease
- Check we will be able to get into the roof space
- Book once your offer is accepted
- Look for fresh paint on upstairs ceilings at viewings
With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.
Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.
What happens on the day
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about one to two hours on an ordinary house, and more on a big or complicated roof. Older rural homes like those around Halland can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we will get in, including the loft.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a photo-illustrated written report and recommendations, ready for you to use before exchange.
Before the survey
- Point out any leaks or damp patches
- Agree roof access with the managing agent if it’s shared
- Let us know about parking before the day
