Pre-purchase roof survey in Laleham, Surrey
A roof survey before you buy a house or flat in Laleham, with drones and thermal imaging where they help. Get in touch for a price.
- Bitumen or mortar used in place of proper repairs
- Slates or tiles that have slipped or gone
- Flashings that have lifted or split
Pre-purchase roof survey in Laleham
A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. You can have both. We survey natural slate, clay and concrete tiles and gutters and downpipes, and people most frequently book us about sagging ridge lines or uneven roof slopes and ponding, blisters or splits on a flat roof.
In a smaller place like Laleham, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

How it works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes an hour or two for most houses, though large, tall or awkward roofs take more time. Some parts of a survey depend on the weather, so a visit to Laleham is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Leave a clear route to the loft
- Agree roof access with the managing agent if it’s shared
- Let us know about parking near the property

Advice
How the survey changes by roof type
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.
Gutters and parapets
The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted.
Do you need a pre-purchase roof survey in Laleham?
Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.
Common reasons to book include:
- Slates or tiles that have slipped or gone
- Roof slopes that look uneven or sagging
- Gutters that overflow or drip at the joints
- Worn or lifted lead flashings
Historic houses such as Botleys Mansion, about 3.4 miles south-west, show how far back building around Laleham goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.
What to check before booking
- What the report includes, and whether it has photographs
- What happens after the report arrives
- Their insurance cover
- What experience they bring
What this survey cannot tell you
In fairness, a roof survey has limits:
- Whether the price should change, which is between you and the seller
- Confirmation of asbestos in cement sheets or soffits
- Structural calculations (that’s a structural engineer’s job)
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey. What a survey covers and does not.

Laleham questions
Is drone flying allowed in Laleham?
It depends on the exact address and the weather on the day. The flight restriction zone around Heathrow Airport comes within about 2 miles of Laleham. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. A small drone can’t fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.
Will you come out to Laleham?
Yes, Laleham is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How do I book a survey in Laleham?
It’s easiest to call 07833 053749 or use the contact form. Give us the address and a few details about the roof. We survey on any day of the week.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Will you need to get into the loft?
Where possible, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. The agent or seller can arrange entry.
Should I get a roof survey as well as a RICS home survey?
That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we’ll help you choose.
Useful tips for Laleham property owners
These tips come from what we see on roofs every week, before and after a survey:
- Ask for loft access on the day
- Ask for any paperwork for recent roof work
- Ask who repairs the roof under the lease
- Don’t leave it until just before exchange
The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.
Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
Local roofs and buyers in Laleham
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. The flight restriction zone around Heathrow Airport comes within about 2 miles of Laleham. If your survey includes the drone, we check the exact boundary for the address before flying.
If you live in an older home near Church of All Saints, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Staines station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What you can safely check yourself
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
