Your questions about pre-purchase roof surveys in Millwall
How do I find out if my home in Millwall is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is drone flying allowed in Millwall?
It depends on the exact address and the weather on the day. The flight restriction zone around London City Airport comes within about 1 mile of Millwall. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The restricted area over the Isle of Dogs, where drone flights need permission from NATS, is about 1 mile from Millwall. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it’s granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Is Millwall in your area?
Yes. Millwall is part of the area we cover, and the service is the same as everywhere else we work.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Is a roof survey worth having alongside a home survey?
It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.
Pre-purchase roof survey in Millwall
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it is safe to get in. The findings come in a written report with photos. If you’re worried about cracked flaunching or crumbling chimney pointing and a ridge or slope that dips, we can find out what’s behind it, on clay and concrete tiles, flat-roofed extensions and dormers and lead flashings and valleys alike.
In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Millwall, or for new roofing work there, those junctions deserve a proper look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works
Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey normally takes between one and two hours at a typical house, with time for the loft where it can be reached. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
How to prepare
- Keep pets inside or away from the areas we are looking at
- Mention any parking restrictions on your street
- For flats, make sure roof access has been agreed

Pre-purchase roof surveys in Millwall: local notes
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. For a purchase or a newly finished roof, the materials decide which details matter most. The wider area around Millwall has a long history of building, with Queen's House about 0.9 miles south-east. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If you own a rental within reach of Deptford station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If you live in an older home near Church of St Nicholas, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For a London address like Millwall, it helps to know about controlled parking before the day, along with any off-street space.

What we can’t see
Some things can’t be seen without opening up the roof, so a survey has limits:
- Defects hidden under coverings or inside walls without opening up
- How a seller will respond, or what the house is worth
- A structural engineer’s report
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and doesn’t.
Roof types and parts we check
- Natural slate
- Clay and concrete tiles
- Chimney stacks
- The roof space
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Lead flashings and valleys
Leave it or get it looked at?
The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. A roof survey is carried out for the buyer. In Millwall, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Roof by roof
Lead flashings and valleys
Many leaks start at a flashing, so we look at each one closely. Any that need attention are photographed and explained.
Chimney stacks
A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.
Should I look at the roof myself first?
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
